Dear Patrick,

 

Please proceed to get Preservation Technologies to recommence the works as soon as possible and advise a date when they will start. After last night’s downpour I have continual water dripping through from level 7 onto my terrace.

 

The foam is a moot point.  When each company was asked to provide us with a quote they each allowed a contingency for on the spot additional items.  They could not have possibly known what was under the tiles.  They were not asked to pull up a tile to determine this.

 

I would advise the EC that this matter has dragged on again too long and I have no hesitation in going back to the Tribunal asap to get the works completed.  This time the Tribunal will frown on a third order having to be raised to have the works completed. In addition, the EC will receive an enormous fine.

Please also advise if you would like such insulation installed above unit 601 and I can obtain a quote for this variation?

 

 

2.	See the below comments in relation to works that will be required to seal the BBQ area, that I can request a quote from Preservation Technologies, Please advise if you would like Preservation Technologies to quote on this as well as cleaning the blocked drainage on the Terrace which is requiem or would you like Darren to organise?

 

The doors below the BBQ is of concern as they do not seal adequately, which could let water into the enclosed cabinets under the BBQ, photos attached. >From my site inspections we do not believe this a pressing issue, as we are unsure if water enters the area under the BBQ during rain events. 

 

The SC could consider;

Install seals around the door – Can be included as a variation by Prestech or through engagement of another contractor after the completion of this work (recommended)

Screed area to create a fall to a drainage point and waterproof the internal of the BBQ area 

 

As previously discussed, the SC also need to consider cleaning the blocked drainage on the terrace. 

 

 

3.	Finally, please see the breakdown of cost and materials for the waterproofing of the terraces above both Unit 601 & 5602 that was requested at the AGM for your information. No action on this matter is required!
