Thanks Brook. I am inclined to agree that something needs to be done. If 
it were my place that was flooded every time I went on holidays I would 
want something fixed.  We have also set a president in fixing Barney's.  
The value of the quote however will put the budget well into special the 
levy zone.  I also wonder how many other balcony's are in this state.

We are also open to the department of fair trading forcing our hand if 
they consider it to be outside specifications.

George is it possible to get some advice as to how many other balcony's 
may be in this state.
