Good morning all and thanks Matt for prompting a response to this issue.
You are correct in stating that my balcony has been constructed incorrectly
in that during rain downpours water falls towards my unit lounge room
sliding doors and it pools there until I sweep/mop it away towards the drain
overflow. If the unit is left unattended, which it is regularly, the water
just lies there.
During the latter part of March I was absent for a week. When I returned
rain water had penetrated the balcony floor membrane and had seeped through
the south/east corner wall into the lounge room causing internal water
damage.
Thanks to Georges prompt response arrangements were made to water
test/inspect the balcony, the results of which have been forwarded to you
all with remedial recommendations.
Whilst I acknowledge the costs factors, I believe Option 1 is a bandaid
solution to a disaster waiting to happen, in that rain water will still pool
and eventually break down the balcony membrane or overflow and again
penetrate the unit. I note your comment Barney that at some stage your
balcony was ripped up 3 times.
I support the remedial work detailed in Option 2 of the quotes and look
forward to your collective thoughts.

George has asked that we resolve this one. This is the water leaks on
Brook's balcony. The short story is the balcony has been constructed
incorrectly and the water falls toward his apartment instead of toward the
overflow. A result is it's possible under some conditions to flood the
balcony and ultimately his apartment.
George (and im sure Brook) would like a resolution as to what our action
should be so he can close this job.

All,
Attached is report and summary for the repairs to 402 balcony.
The report provides two options is self explanatory.
Option 1 repairs the issue at hand.
Option 2 is for the renewal of the entire balcony. During rain water falls
back to the hob rather to the drain. This is an aesthetics issue and does
not cause an issue to the apartment interior. This would be something that
would need to be discussed amongst each other.
I cant not recommend what option the Executive Committee to make. I would
prefer Tony Tesererio carry out the repairs as he carried out the tests.
However Empire building services is also another contractor which I'm also
content with and recommend.
