Council have picked up that C3.6 is absent from the statement. They have
provided 14 days to have rectified otherwise they will impose fines. If
this measure isn't corrected then they will enforce a fire order on the
building.
I thought the sticker option would be the cheaper and quickest measure
around this.
The second option would be to install an audible device and a flashing
light. This would take a bit longer considering the work involved and
more expensive. If this measure was approved then the conduit would run:
1. From the FIP room on Dowling st and through AVIS car park to
the laneway
2. Run up the wall between the 01 and 02 balcony dividing walls
3. At each balcony a conduit will be fixed to the face of the wall
where the audible siren and alarm will be placed. The size of these
items would be no more than 100mm in diameter.
I have asked the fire company to provide a quote.
C3.6 Sliding fire doors
(a) If a doorway in a fire wall is fitted with a sliding fire door which
is open when the
building is in use-
(i) it must be held open with an electromagnetic device, which when
de-activated
in accordance with (b), allows the door to be fully closed not less than
20 seconds, and not more than 30 seconds, after release; and
(ii) in the event of power failure to the door-the door must fail safe
in the closed
position in accordance with (i); and
(iii) an audible warning device must be located near the doorway and a
red
flashing warning light of adequate intensity on each side of the doorway
must
be activated in accordance with (b); and

(iv) signs must be installed on each side of the doorway located
directly over the
opening stating-
WARNING-SLIDING FIRE DOOR
in capital letters not less than 50 mm high in a colour contrasting with
the
background.

Let me provide a more considered response now that I have thought about
it a bit. Firstly I would like to declare a conflict of interest in
that my property is one of the effected apartments and I believe that a
sign of this nature will directly effect the resale value of my
apartment. Through obstruction of the view and esthetics with it's
positioning. Secondly it brings to the attention of any perspective
buyers that there is something not quite normal with our apartment. That
being the 10,000L of ULP under the ramp in the basement.
Also George please dont think this is directed at you. We appreciate you
are getting all the facts together for us and understand your on the
clock.
Can you please provide the relevant legislation/act/decree that
stipulates this sign.
Can you also give us an idea of the ramifications of not complying . Im
guessing we will not get a fire compliance certificate and will be fined
(that is the owners corp will be fined)
Is there any sort of appeal process or area where special consideration
can be given.
Can we ask the building architect/engineer for other options that comply
with the legislation/act/decree
Just to let you know my kitchen does not back on to this door. I have
two doors one is in the middle of the lounge room the other is in a
bedroom. The bedroom door does not have a single segment larger then
700mm so a 730mm sign simply would not fit. The longe one has a curtain
pelmet and could not be seen anyway at the top.

Are these signs installed on site? If so can you take a
