Hello All,
Good that we bring these items up before the meeting tomorrow. Sarah, I would suggest that Mark Joseph, the engineer and owner of MJ Engineering Projects is the one who attends the meeting tomorrow, and not Danny. Mark is the person who walked through the Marquis with myself and the 7 groups of people (about 14 in total) to see the problems of the building.
1. I am confused by Option 1 (ARA), Option 2 (ARA) and Option 3 (Andersal). ARA is mentioned twice.
2. On page 9, I am concerned by the cost of having the engineer attend. Surely, if these are professional contractors, the engineer doesn’t need to attend. Perhaps once or twice as it’s a large cost.
3. It was mentioned during the walk-through that it would make more sense to entirely remove the 2 large metal circular overhangs which are above ground level outside, instead of trying to patch around them. One is located on the corner of Dowling and William; the other on McElhone and William. I believe it to be necessary, particularly with 2nd lucky situation we have just had with tiles falling, again, from the area under the Dowling/William Street circular metal structure, during the winds we had yesterday.
4. I wonder if the tenders can be further reduced by not having scaffolding but rather by using trained abseiler contractors. They are used on many buildings and are cheaper.

Sorry I have been to busy with other matters to cover a lot of stuff a quick scan i also noticed that there was a $20k allotment for balcony aircon units. It's my understanding there is only one of these that has been put in with permission and it was made the owners responsibility to add/remove it if needed. Matt has pointed out some other issues. I have noticed some as well. Specifically with Option 1 and the price of scaffold/prep is just nonsense.

I have gone through the tender document in detail and found some errors in the MJ document, including in the calculation of costs.
I think it would be beneficial to pass this along to Danny so he can go over before the meeting tomorrow.
Price calculations:
It appears the MJ price calculation spreadsheet has picked up the line 3.4 - Waterproofing of planter boxes twice in the calculation total.
Correct price calculations (option 1 only):
Andersal Lump Sum and PC Items: $1,016,155.55
Andersal Schedule of rates: $100,100.00
Total Andersal: $1,116,255.55
ARA Lump Sum and PC Items: $1,039,493.78
ARA Schedule of rates: $67,000.00
Total ARA: $1,106,493.78
Technical specifications and tender request discrepancy
There are discrepancies between the technical specifications document and the tender documents in some line items.
Tender document
Technical specifications document
Lump Sum item 3.5. The removal and replacement of balcony balustrades.
3.5 - The Repair of Wall Cracking.
S of rates item 3.6 Repairing of cracking.
3.6 - Repair of spalling concrete.
S of rates item 3.7 – Repair of concrete spalling.
3.7 Repairing of delaminated render.
As a result, the Repair of Delaminated Render has not been quoted by any company.
Cladding removal
Both the Technical Specifications and tender document refer only to the cladding on the porte cochere, no mention is made of the cladding underneath the curved windows on each floor.
Also in the tender document item 3.3 only refers to the removal of tiles, not removal of cladding.
PC Item 3.14 - Rectification of metal awnings.
The Technical Specifications document states this will be a PC item, however both ARA and Andersal have quoted for this item. The quotes are significantly cheaper than the $250,000 PC allowance (ARA $50,974 for in situ rectification, $35,665 for progressive removal / Andersal $104,720 for in situ rectification, $203,280 for removal). Can we choose to contract this in lump sum instead of PC allowance?
