Good morning Sarah,



Items that I need to see on the agenda.



Since I bought here I have tried to ascertain when the additional levy was
imposed on my lots and  what the amount was and for what duration, I was
never able to get this answer, so from my personal point of view I would
like to know what my levy is likely to be when levies are returned to a
`normal’.

I am fully aware that this will be down the track after the rest of the
building issues are addressed .



I assume it is necessary to get a new structural engineers report on the
building to assess what the state of the building is. We are all aware that
ironwork is exposed and there is a reasonable assumption that we might have
some concrete cancer. I also understand that there is still water ingress
into certain parts of the building every time we get heavy rain, I had been
unaware of this until recently.



Can it be ascertained when the hydraulic system to slam shut the balcony
doors on the north side, can be removed. I am unsure if this is a cost
issue or waiting for a permit issue, but it needs addressing.



Another owner has asked that I raise the prospect of quarterly committee
meetings with outcomes emailed or available to all owners. Seems a
reasonable and practical  request.



Notification from management on any building works, apparently recent fire
damper replacement with attendant noise with no warning was alarming to one
resident.



Can a meeting be arranged with the owner of the commercial entity, to
discuss mutually agreeable update of presentation of William street lobby,
basically a paint job. The common areas in general are  shoddy but the
ground level is desperately needing a facelift. If nothing else , to begin
to restore the reputation and status of this building.

The building could be described as a` hidden gem’ if we can get it back on
track.



I would delay any formal contract with PP Flowers until Craig is back to
discuss because I wonder if they have performed to his expectation. Craig
has excellent taste and might want a word with them.



I would also like to add `any other business’ to the agenda to give anyone
the opportunity to speak should they wish to.



Sarah, will all owners be notified of this meeting in case any wish to
nominate for the committee, because I think it is agreed that we are short
on numbers.

   - *Propose that the owners corporation engage Potts Point flowers to
   provide an interchange between fresh flowers and orchid planter on a cost
   of $260 per month and that a Key fob be allocated for foyer access to Potts
   Point flowers. *

you send through any additional agenda items you wish to include for
discussion.
