Afternoon Matt
The committee cannot approve the bathroom renovation, only the owners corporation can by way of a by-law being specially resolved at a general meeting. I will arrange the EGM as soon as we receive confirmation in writing that Paul acknowledges and accepts costs associated with the meeting (as per the below) and the Major renovation by-law template/scope of works of the bathroom renovation for inclusion in the required motion.
I have now received the renovation application from Paul for the kitchen renovation component which the Committee can approve.
Please see attached this additional documentation, that was not included in the original email trail.
Please review and advise approval - I will include on a committee meeting agenda to formalise the approval.

Thank you for the information provided. From the two emails can you please clarify if you are intending on completing a bathroom and kitchen renovation? is that correct as the information provided to date only relates to a bathroom renovation. We will also require the attached renovation application form to be completed and signed/returned.
As per the application form, we note the additional information is required:
1. Scope of Works / quote
2. Plans for bathroom have been received, are there plans for the kitchen?
3. Note that the contractors workers compensation insurance expires 30/06/2022(informational as depending on when works completed you may need to obtain an updated COC).
Kitchen renovations are generally deemed minor renovations, and as such, can be approved by the committee (once application form and supporting documentation is received)
Bathroom Renovations that involve waterproofing are deemed a major renovation, and as such, a general meeting will need to be held in order to approve these renovations by way of a special by-law. Please note that the costs associated with calling this meeting will be at the owner's expense.
A rough break down for the cost of an EGM and the registration of the By-Law with Land Registry Services is as follows:
* Preparation of EGM Agenda and minutes - $195.00 per hour (minimum 1-hour charge)
* Costs to send out the agenda and minutes to all owners - $16.50 per lot of whom we have an email addresses for the owner in order to serve the notice via email. Should we not have an email address for an owner for any particular lot, the notice will need to be served via post, of which the cost will be 55c per page printing charge + $3.61 postage of each agenda.
* Strata Manager's Attendance to EGM - If held during office hours $195.00 per hour (minimum 2- hour charge) or $292.50 per hour (minimum 2-hour charge) if held outside of office hours.
* Consolidation and LRS By-Law registration fee - $635.55 ($295.00 STM consolidation and completing registration document, $75.00 Grace Lawyers fee for the electronic lodgement via PEXA, $265.55 Disbursements for lodgements PEXA/LRS)
We note the above are only estimates and could change if there is more work involved etc with the EGM.
As mentioned above, you will be required to submit a special by-law for the renovations that are considered a Major Renovation. The template by-law is located in the attached (5th Attachment) Special By-law 7 - Major Renovations under "Annexure to Major Renovation By-law".
Once we have received the required documentation, our office can seek approval from the Strata Committee to convene an Extraordinary General Meeting.
Please review the above and if you would like to proceed with the EGM, please forward to our office the completed template by-law and the required documentation.
