Hi All,
Thanks to Leanne for her time today we went through all the issues
surrounding this HVAC issue and how it effects BMC and other building
facilities. I wont bore you with all the details but here are the key
takeaways.
We may be able to pass the owners suggested HVAC with some minor
modifications under the minor renovation rule.
*Noise*.
/The lot owners proposal must be altered to describe the acoustic
insulation used between the outside compressor unit and the balcony
floor / tile/
*Condensate drain
*
/The lot owners proposal must be altered to allow for all waste water
from both the indoor and outdoor units to be plumbed to the existing
legacy HVAC condensate drain and that a pump should be used if such
plumbing was not possible with a gravity feed. No condensate water
should be expelled in any other drain or place. /
*Existing HVAC Plumbing wiring and controllers **
*
The lot owner must agree that the existing HVAC plumbing and wiring
forms part of the building HVAC system under the SMS/BMC and must not be
altered or removed in any way as it will disrupt the buildings existing
HVAC system.
*Removal at cost*
The lot owner must agree to remove and reinstall the outside unit if
requested by the owners corporation at the lot owners expense in the
event the owners corporation needs to paint, renew waterproof membrane
or renew tiles on the balcony attached to the lot.
_Other issues covered as an FYI for the EC._
Any damage to the building waterproofing as result of the install (Minor
renovation) must remedied at the lot owners expense is covered under
existing bylaw.
This clause can not be used by all owners to install a split system as
this specific lot does not have a glass balustrade and as such the
outside unit can not be seen from outside there lot (the street) For
example apartments on the northern side with glass balustrades would not
be eligible as the unit would be visible from outside the lot and as
such it would form a major renovation.
If the owner and the reset of the EC agree to the above we can have a
paper meeting and approve the new owners proposal. If we need to go
through these im happy to have a zoom this week or next if required.
