I contacted Darren a couple of days ago because I have a good mate who is happy to provide a quote.  He is the owner of EDYCO building (edycobuilding.com.au}.



It’s just so important not to continually put a bandage on a wound.  We’ve been very fortunate.



Greg (from EDYCO) has stated that tiles must be laid at a certain angle and we must have expansion joints every 4 metres, which we don’t currently have.  He’s happy to come out next week, measure up and provide the quote.

 Im not opposed  to what you are suggesting I was just trying to generate some other more cost effective options. I will wait to see what Darren comes up with for a  quote to fix up  west as per your suggestion I assume it would be around $150k given the work on east. As under your proposal  there will be no way to rectify any leaks in the membrane other then to rip up all the tiles and renew and as there is a reluctance for contractors to do any patch jobs the capital works fund report is very wrong as the life time for the membrane is 7 - 10 years we should be budgeting at least $300k to fix the roof every 8 year cycle.

Level 7 is rarely used and I don’t recommend that we have any chairs nor tables up there because in high winds these have proven to be blown over.  All we need is for one of them to fly off the roof and we will have an insurance claim.  I have been up there many times and the chairs have been blown over.



While level 7 would be perfect if it had some protective roofing, it doesn’t and as we are not the specialists in this decision we should follow the engineers report and fix any membrane which is cracked and tiling which must be replaced.



I’m still having water dripping from the wall above my terrace  onto the terrace.

We might have the problem with everyone. It might be worth getting a builder to provide a quote for removing the existing tiles in a section around where the hogging is to check the membrane underneath then  replace with perhaps some raised timber (analog) decking. (and membrane repair if required.  Decking might make a nice feature that we can put a table and chairs on as well as allow future access to maintain the membrane rather then ripping up tiles. It will be a whole lot cheaper then tiles as well.



There's lots of these timber analog decking products out these days and they look very good. Have a look at the link bellow.
