Excellent points Robin,

 

As owners, if anyone does a similar thing over, for example, Australia Day…………and there is an accident……..then we, as owners, are responsible. 

 

I remember someone doing exactly the same thing about 6 years ago. A tenant forced the louver windows and forced the door to open from the outside.  I went up and asked them to move because they were all drinking liquor and a bottle had gone over the edge onto the footpath.  That’s the reason we have outlined very clearly, on a notice next to the level 7 doors what is allowed outside. 

 

For someone to break into the level 7 areas over NYE is simply a confrontation to what we allow up there for accident/insurance reasons.  It will be great to see what result Darren comes up with once he talks to the tenants of G07.

I can understand a view that my reaction may be over the top (and it may be a tad of a emotional response), and agree we should find a proportional response, but to share some context:

 

I did NOT have a good New Year. I don't over look the harbour and so due to the roof being unavailable I had to spend hundreds of dollars on an alternative and cancel my regular new years party that I throw. In addition to that, to find out that someone has not just been opportunistic and ignored the signs (one of which is on the roof top door), but have gone out of their way to break onto the roof by dismantling part of the door (the glass louvers) and then undoing the wire that was obviously serving to prevent entry with over 30 people. 

 

The biggest concern of mine is not the noise, or even really the inequity of the situation, but the possibility of there could have been some damage done/or impact that the remediation company may claim that voids the warranty (a heel through membrane / a broken tile etc. I don't have the money to continually be charged variation fees / remediation fees; nor have the funds to fix this again should the warranty be void. 

 

Given the lengthy and endless conversations we have had to have (and endure) over the roof in addition to the countless variations (to costs) that have had to be approved, I'm hoping we can find a response which ensures that the works are not put at risk particularly with Australia day approaching where people may like to do the same.

Hello All,

 

Happy New Year!!

 

The tenant’s in apartment 107 held a new years eve celebration with around 30 or more guests. These guests where given access to the rooftop terrace above apartment 601 for the fireworks at midnight. The area was locked down and signage posted throughout the building, however they failed to comply. The area was inspected the following day and thankfully there was no visible damage identified. 

 

Please initiate the appropriate action on the tenant’s in apartment 107. Thanks
