[200William-EC SP67851] SP 67851 - URGENT Approval of Additional Insulation Variation on Podium and Planter Box Waterproofing

Dear Committee,


  1.  I have been provided with the attached report, which includes 1 further variation for the installation of insulation above Unit 602.


I believe this variation requires approval as Unit 602 had such insulation and the Owners Corporation are required to repair and amanitin the current common property, being the insulation, with the details and the cost below -


The variation cost to supply and install Kingspan XPS N 300 Insulation (50mm) to terrace area only above unit 602 would be $5200 <tel:+445200> + GST.


This was not initially included in the initial scope as we were not aware there was insulation under the tiles. Re-installing insulation above unit 602 is recommended to control the internal temperature.


Since the podium and steps previously did not have any insulation we will not be placing insulation on those areas. Therefore the quote above is only for the terrace area above unit 602.


Please approve the above variation so that Preservation Technologies can recommence the rectification and complete this prior to the Christmas break?


Please also advise if you would like such insulation installed above unit 601 and I can obtain a quote for this variation?



  1.  See the below comments in relation to works that will be required to seal the BBQ area, that I can request a quote from Preservation Technologies, Please advise if you would like Preservation Technologies to quote on this as well as cleaning the blocked drainage on the Terrace which is requiem or would you like Darren to organise?


The doors below the BBQ is of concern as they do not seal adequately, which could let water into the enclosed cabinets under the BBQ, photos attached. From my site inspections we do not believe this a pressing issue, as we are unsure if water enters the area under the BBQ during rain events.


The SC could consider;

Install seals around the door - Can be included as a variation by Prestech or through engagement of another contractor after the completion of this work (recommended)

Screed area to create a fall to a drainage point and waterproof the internal of the BBQ area


As previously discussed, the SC also need to consider cleaning the blocked drainage on the terrace.



  1.  Finally, please see the breakdown of cost and materials for the waterproofing of the terraces above both Unit 601 & 5602 that was requested at the AGM for your information. No action on this matter is required!
