Dear Committee,
Darren met with Cathy’s landscaper and I am clarifying with the builders agreement to leave the excess soil on the rooftop above Unit 601 if this is an area agreed by the contractor.
All dead plants will be removed and this is likely to occur on Tuesday 12th December 2017 and Wednesday 13th December 2017.
I will advise once confirmation form the builder has been provided on where the excess soil will be stored and when the landscapers will be on site.

Regarding the bbq as you are aware it is not within the committee ‘s powers to remove facilities a vote at an agm would be required.
We simply do not have 20k another special levy will be required. These extreme levy are damaging the value of our property.
I think it will be a very hard sell to the owners that we should spend another 20k for preventative maintenance. It would also require holding up the work yet again while we have a vote and an agm.

But agree with Craig that any repairs that may cause tiling or remediation works to be ripped up needs to be addressed now. I am unsure as to whether it will but I don't want any additional works to be Althea reason for a voided warranty.

Please see attached variation from Prestech to completed removal and reinstatement of the BBQ area above unit 602. Furthermore, Prestech have confirmed (email dated 1/12/17):
“Please note that if we demolish BBQ area and continue the membrane through to the façade wall we can offer a full warranty on material and workmanship to this area.”
Additionally, Dispose of all plants and move all bagged soil to basement $10,250 +GST
I have also spoken with the contractor who is able to leave the terrace in a condition where the unit owners can use it during NYE celebrations, all that is requested is that the area be left clean following the celebrations.
Prestech can recommence on site on Monday 11 December, if suitable.
Please let me know as soon as possible.

I have spoken to the Engineers yesterday and received the attached update today from their site inspection with the contractor, Preservation Technologies, who have been on site 3 times in the last 3 weeks.
While I understand your frustration as you would like the rooftop to be completed prior to New Years Eve, the contractor was engaged on another job that they had to complete and would not return to site until all variations were approved, which occurred on 23rd October 2017.
The contractors are due to recommence work on the planter boxes next week and I have requested an updated schedule and requested to be advised when the rooftop rectification would be fully completed.
In the attached minutes there are some details and further request for approval of additional items, detailed below –
* 1.2 – To approve a variation on the BBQ area services which are required to be redirected. The recommendation is for Option 1 @ $1,650.00 + GST. Please confirm approval for this variation?
* 1.3 – Waterproofing of the BBQ Area – As the only way to remove the BBQ area is by special resolution at a General Meeting, the Engineers have advised Option 1 is the recommended option, with a price TBA early next week, with the waterproofing to be fully warranted with this option.
* The plants in the planter box and those that have been removed are dying and need to be removed off site. Cathy has offered to organise removal or Preservation Technologies can do so at an additional price. Can you please advise how you would like to organise removal of the plants and if you are happy for the soil to be removed and if agreed stored in the garage area?
To answer your question, Cathy about payments made to Preservation Technologies, there has only been the initial payment of $53,668.10 Incl. GST and no other payments have been made.
I will confirm the work schedule once received from the Engineers and I look forward to your response on the above.

There is still no movement on the roof .
This seems to be miss-managed.
If all agree I’ll organize for 3 strong young lads to clear out all plants and soil.
Approx cost $2500.
Why has all work ceased?
Have you already paid contractor? If so what percent ?
Nye is approaching and the roof should be clean, safe and FINISHED!!!
Please explain.
