Thanks for the clarification. I would assume there will be some detailed 
questions form owners at the AGM. As the state of levies and special 
leaves is now significantly lowering the value of the building. As 
reflected in recent sales.

I would also like for you to be prepared to make  detailed explanation 
of the BMC and specifically the status of the Commercial strata at the 
EGM.  It's apparent that most owners have no idea of the 
responsibilities of the BMC.  In previous years budget increases like 
these have not been passed.
