Hello Patrick,
As you are aware we had Cutler and Wright booked in to conduct water testing to the terrace area above apt 602 from Monday 12th September to Friday 16th September. Apt 602 was informed by email which stated the period that access to their apartment would be required. Earlier today I was contacted by Tanaz from Strata Engineering Solutions who informed me that Cathy from Apt 602 said the scheduled work next week was not going to happen. I spoke with Cathy who said she was under the impression that the flood testing was happening above their apartment this week and that next week was not going to happen because they are leaving to go overseas today until Tuesday 20th September 2016.
I have spoken with Cutler & Wright and agreed to hold open the period Monday 26th September to Thursday 29th September to continue the works. I have informed Strata Engineering Solutions and Costin Roe who will be sending replacements as Matt and Tanaz will be unavailable during this period.
Once the residents from Apartment 602 return home on the 20th September, I will again seek access permission to carry out the testing from 8:30am to 4:00pm during this period.
If you require further information please let me know.

After discussing access with Ken today he agreed to provide access to Cutler & Wright to complete the necessary testing but has requested that his below email be sent to both Cutler & Wright had Strata Remedial Builders as he believes the below issue is causing water ingress issues.
Darren, can you please send these details to both the Engineers and remedial builders carrying out the water testing and organise directly with Ken access for the water testing on Unit 602’s side of the building?
Please confirm when the testing has been booked in for Unit 601 & 602?

As much as I like the enthusiasm in solving the stalactites issue it would be good to look at the most obvious.
I have built several buildings , one of cement and ferrocement so am aware of waterproofing issues.
I have had another inspection of the roof area and strongly believe that the main waterproof issues are the bases of the hand rails on the planter boxes. They seem to have been installed post waterproofing and are not sealed.
Also there are large cracks on other areas that should be waterproofed.
That all needs to be fixed regardless so I would start there. One days work.
Im happy to show you.
Then if that doesn’t work then flood away.

Hello Cathy,
As requested I have contacted the contractors from Cutler and Wright in regards to the flood testing. They informed me that they section areas of the roof terrace one at a time and flood them, then inspect the areas around and below for water penetration. For this process to be effective all areas must be carefully inspected which includes your balcony and inside your apartment.
I understand that you are not comfortable with allowing access for this work to be carried out, however please understand the work they are carrying out is very important to the longterm condition of the building. I would very much like to discuss this matter with you and hopefully come to a solution that would see this essential work going ahead.
With your permission we are hoping to book the work in from Monday 29th August – Friday 2nd September between 8:30am – 4:00pm.

Further to our phone conversation, the contractor conducting the floods testing – Cutler and Wright – want to start next Monday, 22 August 2016. They intent to conduct testing on one side, during the week commencing 22 August, and the other side on the following week; as it is estimated the testing will take 4 days to complete on either side. During this period they will require access to the units under the area being tested.
As you mentioned, it would possibly most feasible for them to obtain the contractor key from Avis reception area from 7:30am. I will confirm the working hours with the contractors, to ensure this will suffice.
