1. If items become more urgent than others, we should go ahead and
definitely, by voting as members, make our decisions. If Darren is having
constant problems with the building access computer and it's causing
constant problems for lift access etc, we should act on this immediately
(someone blocked in a lift from getting out - ridiculous). I agree we have
to change this item immediately.
Also, yes, we should also include the new fob system which Robin researched
for easy and safe access/exit for the parking.

a. Will take the guidance of the solicitor. When you come back Patrick,
could you please also not whether we received a letter of demand on this
topic from a solicitor or is it just coming from the Commercial Strata
manager?
b. I think that sounds sensible and like it needs to be addressed. Will be
great to fold the garage door solution into this process to as it was a
minimal incremental cost.

voted to engage a solicitor to advise us regarding repayment of funds to
the Commercial strata. Andrew Veryon called me yesterday and suggested
that he would start voting to stop supply to the BMC for things like
building insurance if the issue was not resolved. Patrick can you

b) Building access control system. Darren is out almost every week now
to reset the system. We can no longer add or remove keys and at times it
does crazy things like blocks lifts or opens doors without access. I
dont think we can wait any longer to replace it and should go off budget
and replace it now. I have asked Darren for an upgraded quote and to
streamline a pass vote through the EC I have also asked him to include
the garage remote controls as requested by two members of the EC. If
this quote is in line I suggest vote to go forward with this as soon as
the contractor can begin.
