Dear Committee members,
I agree with the go ahead of works recommended by the engineer, however, for
the sake of record I would like to clearly highlight one ambiguous and one
inaccurate point contained in his report. Please see below.
B) CAUSE OF WATER EGRESS
Based on the observations made and the information provided we advise that
the
on-going water egress problems are associated with either failure of the
waterproof membranes from the planter boxes to the perimeter of the terrace
area and / or from the tiled terrace area above Units 601 and 602.
We advise that there is no evidence of on-going water ingress affecting the
kitchen area to Unit 601 as originally claimed by the owner of Unit 601 in
2015.
This last para is slightly ambiguous. Contrary to George Ziri's advice,
following investigation, it was proven that water was entering my kitchen
area from the wall unit outside; the wall had to be cut into and a new
flashing and membrane installed. Since the repairs, there has been no water
entering my kitchen from this area.
C) WATER TESTING
At this inspection it was determined that the water ingress is a systemic
problem
affecting the whole of the building at the roof terrace level.
We note that this systemic problem was not indicated to us or was observed
at
the time of the initial inspection in 2015.
The highlighted sentence is simply not true. Lee, who is no longer with
Strata Engineering Solutions, had thorough investigations of all affected
areas outside apartments 601 and 602 and also the whole of level 7.
Finally, I happened to see Darren Vignes yesterday and recommended that a
dye test be initially performed inside the planter boxes on the eastern and
western sides of level 7 to see if the dye seeps through to the outside
problem areas above apartments 601 and 602.

Please see attached a copy of the report from Strata Engineering Solutions.
Please review and if you agree with the recommendations on Page 2 & 3 I will
request the Engineer to proceed?
If agreed, I believe it may also be best to have Strata Engineering
Solutions attend and inspect the pooling issue in the basement car park
currently being experienced.
Both these items will be at a charge, while the attached report was carried
out at no charge.
Please advise on Teh above?
