Hi All,

  As you will all be aware the commercial strata has made a claim on the 
residential strata regarding the matter of a building manager and that 
they want to be reimbursed for payment for use of the Residential 
building manager. As they claim they have there own building manager and 
do not use Darren at all.

Over the last few weeks there have been multiple queries to our building 
manager by the commercial strata members for services. One which was 
troubling was regarding air conditioning services which we were informed 
were not used by the commercial strata by Andrew.

I have instructed Darren via Patrick to no longer answer any requests 
for the commercial strata.

It's my intent to deny any attempts by Andrew and the commercial strata 
to be reimbursed as they clearly do use the residential strata manager 
for services. (A mater of $20k)

Seek to clarify if any of the commercial strata lots use the HVAC water 
loop in the building. If they do then it's likely the commercial strata 
owes us for the upkeep of the cooling tower and boiler.

I will keep you informed please advise if you want me to handle anything 
differently.
