Dear EC,
ANY water penetration problems need to be addressed to stop them from happening. The water problem on P4 is a major problem.
As an example, look at the issue we have with water from above my apartment and apartment 602. I believe you would see this differently Ed if you had to step into water every single day from your car (or your scooter) as Robin has to. Not only does he have to step into water but also the slime which has been created over the many months. I suggest you look at the parking space he has to tolerate. My storage cage has the same type of water/slime but at least I don’t have to step into it every day.

Dear EC,
Can we please get a quote for these works and vote whether this is the area that we will spend this money as there are a number of competing areas that we need to address. Areas such as water behind the tile on the facade and reprinting f of the building.
We need to understand whether the pooling water is causing structural issues. If it is not then we need to include this works in the general budget and apply as appropriate.

The leak on the cooling tower is not related to the pooling water in the P4 carpark. The water leaking from the cooling tower is draining into the plant room floor drain and down to the drainage pit in the P4 car park.
The following is my progress on the pooling water affecting 601 storage cage and car space 15:
03/06/16 - It was reported that water was pooling on P4 inside the security cage of Apt 601 and in car space 15 which belongs to Apt 102. We have arranged for CD Constructions to investigate and advise.
06/06/16 - CD Constructions on site today. After inspection it was determined that the water was coming from the sandstone walls near the cleaners room and fire stairs. When they pour the slabs in these areas, they pour the base slab first and then they pour the ramp on top. He thinks the ground water is building up along the wall then making its way between the two slabs and settling where the pool is. He identified the previous works along the affected walls as the right idea, but not completed to the appropriate degree. It was recommended that we contact Contractors United to seek advice and a quote.
08/06/16 - Contractors United on site today. Upon inspection they agreed with CD Construction overall theory. They identified the waterproof coating applied to the cleaners room area had failed due to not using the correct materials. The old coating would need to be removed, the area cleaned, dried as much as possible and the new coat of the correct material applied. One option would be sealing around the edge of the ramp slab, however this would not stop the water, it would simply exit in another area. Another option would be to install floor drains to the area that run back to the drainage pit located near the end of P4. We have requested a quote to reseal the cleaners room area and install the floor drainage.
13/06/16 - Unplugged Plumbing was also asked to submit a quote to install floor drainage to the affected area.
We are currently waiting on the quotes to come back, I have contacted both parties earlier in the week to try to speed up the process.

Darren has called the Air con Guys in to isolate the cooling tower. He hopes because it is Winter the building should be able to limp along on one until we can get the leaks repaired. He is organizing quotes for the repair and we should have info soon.
With any luck if we dont get any rain the water should start to dry up in the carpark over the next week.
