Hi Robin,
Before a report can be formulated by the Engineers, they need to complete water testing.
The Engineer has advised he will be inspecting both issues and providing a quote form a remedial builder who will also attend the site inspection for the testing.
Approval for the testing will then be required and a report can be formulated after this testing is completed.
I don’t believe this will all be completed in a week and would prefer to wait for the report so that a decision can then be made to look into quotes for the rectification and then hold a meeting, possibly with the Engineer to decide on the best way forward.

Ed, I am not aware of most of these below issues, can you confirm that Darren has been advised of all?
Can you also advise what you refer to the Strata Engineering Solutions walk through, I am not sure of such a request? The engineers have been on site to inspect the water ingress issues to Unit 601 & 602, in which they provided a report.
Now further testing will be carried out for the above issue and the water pooling in the garage.
Strata Engineering Solutions have not been asked to complete a building walk through as you detail below.
Robin, the garage remotes and system can not be replaced/upgraded unless an official resolution at a Committee Meeting is made.
When we have all the reports and quotes for all water ingress issues and any of the below items Ed refers to, a Committee Meeting will be called and all matters discussed and voted on.

Robin,
Thank you for looking into this. The process for ordering any item on behalf of the Resi Strata is through a work order given by the Strata Mgr. The item can be put to a vote via email for the EC and resolved quickly.
I would not order the item as you may be personally liable if the motion is not passed.
Please note that we have a number of large items to pay for in the short term. Some of these include:
* The master key fob computer upgrade. The previous computer is no longer working and needs to be replaced urgently. This allows new fobs to be created, and is essential for any new tenants to have access to the building.
* The water cooler needs repair and will not cool in the summer, so needs to be fixed by the end of winter.
* Water egress is occurring down the William St side of the building and will has resulted in the tiles dislodging. This may be dangerous in the medium term and we are looking into this.
* One of the residents has water coming in from their balcony in heavy rain due to the balcony floor draining towards his balcony door, rather than the balcony drain pipe. This needs to be attended to.
As Treasurer I am very concerned with the upcoming capital costs. The report from Engineering Solutions cannot be relied on as they have not reinspected the property and applied the correct allocation to resi and commercial strata corps. They told me that they would do a walk through and I do not believe that this has happened.
Patrick, I would ask for you to organise them to walk through the build with the Building Mgr please.
Once the report is updated we will know what costs are likely for the Sinking Fund.

GARAGE DOOR ACCESS CONTROL:
It is possible to add a Radio Frequency (RF) Receiver to the new access control system so that residents can use new remotes to open the rollerdoor to avoid the need to open their windows and present their fobs to the readers.
We have proposed the use of “Farpointe Ranger” long range receivers and remotes so that it should be possible to leave the remotes on the keys in the ignition of the vehicle and be able to press the button on the remote to open the door.
The new receiver will be wired in parallel with the card readers so that either the remote or the fob could be used for entry or exit.
Cables will be run in conduit through the carpark to the Receiver so that it can be positioned in a good location for cars entering and exiting.
The cost to supply and install 2 new receivers and connect them to the new access control system is $1,360.00 plus GST.
If we find that one receiver will be able to cover both entry and exit, then the cost would be reduced to $880.00 plus GST.
REMOTES:
The cost of remotes/transmitters is $46.00 each plus GST and is not included in the above quotation.
The remotes will be programmed into the new access control system just like the fobs. They can be enabled and disabled through the software just like the fobs and will be allocated to each apartment / Owner.

Great News!! With some help I have come across a remote control solution that not only addresses the security concerns but also comes at negligible cost.
Tesnik Security has advised that they can supply and install a system which will open the the garage door for a very reasonable $880 or $1360 (ex GST), depending on whether we need one receiver unit or two. This is determined by whether the receiver can be positioned to receive a remote's signal from either sides of the door, or whether one unit is required each side. - being remote controlled means that you can wait in a locked secured car while the door goes up and down, feeling safer in the driveway.
I am really excited that there is a reasonable solution that we can implement which adds convenience and security. I have been chatting with a few people about this solution, including Michael who asked to be cc'd into this email.
And it seems great timing too. Could we please work this into the sinking fund budget. We could potentially have the upgrade done at the same time the other security works are completed.
In the mean time I will get a copy of the advice from Tesnik to share.
