(Andrews old apartment) I took the liberty of replying as it was ping

Hi Paul,
  Welcome to the building. My name is Matt Perkins I am the Secretary of 
the Executive committee of  Marquis's strata plan. Typically day to day 
building operating matters are arranged by our building manager George 
Ziri and matters relating to strata fees and correspondence are done by 
Pia Cunningham. Both have the EC's support and should be able to handle 
most of your queries.

Im of cause also happy to help where I can and I happen to know a bit 
about your apartment and the questions you posed so I will try to answer 
best I can.

/1.//Is there a phone connection inside the apartment?/

Under the telecommunications act the facility cable for your specific 
apartment is the responsibility of the apartment owner. Cabling to the 
building MDF and distribution throughout the floors is usually the 
responsibility of the Strata. Typically like in our apartments the 
developer puts a cable to each apartment connecting the building MDF to 
a socket within the apartment.  Your apartment was extensively renovated 
a few years back and it's possible the builder that did the renovations 
covered up where the existing cable is or cut the existing cable. If 
that is the case it would be the owners responsibility to run a new 
cable between where you want your phone located within your apartment 
and the IDF which is located in the building riser cupboard.

Can you see any sockets within your apartment for phones. If you can not 
it's likely they were covered during the renovation or the wall where 
the cable was is no longer in that position and a new cable was not 
run.  Best to contact your preferred carrier to get them to investigate 
or a licensed cabler  to run a new cable if that's required. Marquis is 
equipped with Firstpath NBN style super fast broad band. If that 
interests you best to contact one of their resellers eg, Harbour ISP, 
Exetel or Telesurf.

/2.//Is there a TV aerial to the apartment?/

Much like the telephone the original developer installed Coax cable for 
Pay TV and Foxtel (satellite) between the building riser and each 
apartment. I can recall that the builder during the renovation of your 
apartment did re-install after cutting the coax cable A cable that was 
used for Foxtel (satellite). It's likely still configured in this 
configuration. If you would like it changed to provide a Free to air TV 
the cable needs to be switched from the Foxtel system to the buildings 
Free to Air Antenna.  We can arrange that via George if need be. Or if 
you want Foxtel the Foxtel installer typically makes any changes 
needed.  Is worth noteing  that Telstra are in the process of upgrading 
the building's Foxtel from Satellite to a cable system. This will allow 
digital Foxtel. This should happen over the next few months. It might be 
worth taking this into account before signing any contracts for 
provision of Pay TV services.  If of cause the cable can not be found 
within your apartment. That is the previous owner removed the cable. 
It's your responsibility to replace it.

/3.//Does the strata have any involvement in the supply of air 
conditioning to the apartment?

/Yes and no. Within your apartment is a reverse cycle condenser unit and 
duct work. That provides cooling and heating to your apartment using 
electricity from your standard apartment supply and meter. These 
components are owned and maintained by the apartment owner. There is a 
component of this system that is provided by the strata which is in the 
plant room on the roof of the building which consists of a cooling 
tower, pumps and hot water gas boiler.  These components are the 
responsibility of the strata. The strata keeps them maintained and 
operating inline with government legislation around cooling towers. 
Currently there has been an ongoing problem with the buildings hot water 
gas boiler that may stop your internal unit from heating under some 
circumstances. The buildings HVAC engineer Daniel Sharp has been working 
on this problem for around a month now and is close to a solution.  The 
best way to determine if the problem is internal to your unit or 
external to the building is to contact a licensed refrigeration 
engineer.  (The building use Daniel Sharp 1800 80 69 70 Sharp cooling)


4.Is there a charge for using our allotted storage cage?

If you do not have a storage cage as part of your car space on your 
title and you would like storage space the strata have several to rent 
to owners and tenants. The cages are on common property and are owned by 
the strata. Cages are available and can be rented currently for $45 Per 
month. If you contact Pia Cunningham at STM she can provide you with a 
license agreement and allocate your a cage  at which time George Ziri 
can unlock your cage. You will need to provide a padlock to secure the 
cage or George can provide you a key for one with a $60 deposit.

    My apologies Paul. I have realised that Andrew was not provided a key.

    You will need to communicate with Pia the Strata Manager to executed
