[200William-EC SP67851] Marquis 601 bedroom leak

Good afternoon all,



A fortnight ago the owner of 601 reported a leak through the down light fitting in the bedroom.



Our facilities manager flood tested the roof and immediate area above where water was reported to have penetrated the bedroom. Please note this leak is not related or in the same location as the previous in the bathroom. We have asked the owner to report any further ingress.

We have attended but found no sight of water at time of inspection.



We have arranged the water proofer, Tony T to carry out a water test to determine water ingress point but he wasn’t available.



We arranged for JSCM to assist us to carry out a flood test to determine the water ingress point.



Owner of 601 advised that he was available on 08 July morning for management to carry the water testing.



We have carried water tests to the following areas;



-      Roof top terrace west facade wall to  gym toilet and window

-      Water tank test to gym shower

-      Rooftop terrace east facade wall to service shaft opposite sauna and bbq

-      We sprayed water to the facade wall and shower for 1 hour per area.



We had no success having water ingress the apartment during the test.



We noted there were multiple light shower rains over last 2 weeks. The owner of 601 advised that there has been no signs of a water leak from the recent rains.



We advised the lot owner to monitor and report any further water ingress.
