Thank you for the email updates, however can I request you that you email George directly for general correspondence and do not include the EC. George will let the EC know of the outcome or any action required. This will reduce the emails, especially if there is no action item for the EC.

Yes perhaps on this occasion I was. It was only to inform you that i have obtained the quote to have the interior repaired.
Moving forward it may be best we follow these steps:
1. If you cant provide a contractor access at the times they need you will need to either leave keys or wait until a mutual time can be arranged
2. Once the source is repaired then I will arrange to have the interior repaired

In your email yesterday, you stated that you would like to “exhaust my avenues first before bringing on a third party.” (I had recommended that we outsource a specialist water leaking company (like Aqua Search)).
Today’s email from (below), you have stated “I assume you would like to wait until the source of water ingress is detected.”
George, I believe I have been very clear. As an analogy, what’s the point of covering the wound with a band-aid (the repairs) without finding out what the wound (the source of the leak) is?
Of course we MUST find the source of the leak first before paying anything out for “repairs.”

Would you kindly explain what is considered a priority at the Marquis? I have had major water damage once again in my apartment and now have to wait until possibly Monday before I find out what works in with the contractor’s schedule and mine? I suggested that we employ specialists in the area of water penetration to source the problem And you make no comment………?
Please understand I’m trying to protect my apartment from the mess I have here asap but it seems that priority issues are sometimes swept aside at our building simply because you’re unavailable after 7am. You have extra staff don’t you to manage these emergency issues?

Please reread my earlier email today, in which I stated exactly what happened after you left and also the contractor’s remarks. He doesn’t believe the source is from the gym bathroom. My personal home insurance contents assessor has just been into look at my damage and has suggested we get a professional team (like Aqua Search), who specialise in tracing water leaks, to try and trace where the water is coming from.
There has been on many occasions where I have experienced intermittent water penetrations my means of expansion and contraction. Movement of structure can determine these situations and testing. Take for example G01 and 102, the two apartments took over 2 years to indentify the cause. At times there would be no water ingress for months.
The pre heaters in the plant room are protected by a hob should they leak. My inspection of the plant room found no signs of water or leaks that would cause the damage in your apartment. Have you considered outside the plant room where the a/c units are? However majority of the plant room is not considered a wet area therefore does not a membrane coating. Should there be a leak then water will penetrate through to the next floor and into your apartment. This would be no different to a flooding in a kitchen from the apartment above someone as water will find a riser or opening and penetrate the apartment below.
Clearly, water is coming down to my apartment from somewhere above me. It is essential that we trace where it is coming from George otherwise insurance for the building will a) increase each time there is a claim because of water penetration into my apartment b) we will have to continually source contractors to come out to fix the matter and c) my personal home contents insurance will continue to escalate. Four times in seven years of water penetration (in the same area), into my apartment is ridiculous. Clearly, something is not being carried out correctly!
I will have the plant room tank tested and more than likely water will penetrate your apartment. I will then seek from the Committee if they would approve to have the entire plant room water proofed.
The builder cannot attend until next week so I will carry out the test tomorrow between 6.30am and 7am. Will you be available?
See my comments above about sourcing a company which specialises in tracing water leaks. I am available after 9am tomorrow.

When I tank tested the bathroom wet area on Saturday (it was in fact Sunday) water did not penetrate from above when I was in your apartment.
Correct, the whole area of internal and exterior walls in my 2nd bathroom, and the ceiling entry (see pics 006 and 012 taken the night before you arrived) and external walls in my bedroom were, however, extremely wet and there was no evidence of water dripping.
After I had left your apartment on Saturday, you phoned me to advise water had penetrated the area near the entrance to the bedroom. Can you please confirm that was the case?
Correct, while you were here on Sunday you punched a hole in the ceiling entry and commenced a water test of the gym toilet floor. However, after you left, water started dripping from the punched section of ceiling in my bedroom entry way and parts of the ceiling opened up (pic015). This water dripping continued until late Monday afternoon....and then stopped.
On Tuesday, Tony the contractor arrived, pressure tested the whole gym bathroom again (shower floor and toilet floor), and no water came through. So, since Monday afternoon NO water has come through. This suggests that the water penetration is not from the gym bathroom as you have suggested, but from perhaps higher up in the building – confirmed by Tony to me on Tuesday afternoon and again yesterday.
