Craig,

When you rang me on Saturday to inform me of the damage in your apartment I asked you if there was water still penetrating your apartment. You advised that water was still leaking. I arrived to your apartment and inspected the area to find no sign of water leaking. 

I tested the gym bathroom on Saturday. You contacted me after I left your apartment to advise that water penetrated the apartment. You recently advise that it continued through to Monday. It is evident that the source was from the bathroom.

There has been on many occasions where I have experienced intermittent water penetrations my means of expansion and contraction. Movement of structure can determine these situations and testing. Take for example G01 and 102, the two apartments took over 2 years to indentify the cause. At times there would be no water ingress for months.

The pre heaters in the plant room are protected by a hob should they leak. My inspection of the plant room found no signs of water or leaks that would cause the damage in your apartment. However majority of the plant room is not considered a wet area therefore does not a membrane coating. Should there be a leak then water will penetrate through to the next floor and into your apartment. This would be no different to a flooding in a kitchen from the apartment above someone as water will find a riser or opening and penetrate the apartment below. 

I will have the plant room tank tested and more than likely water will penetrate your apartment. I will then seek from the Committee if they would approve to have the entire plant room water proofed.

The builder cannot attend until next week so I will carry out the test tomorrow between 6.30am and 7am. Will you be available?

When I tank tested the bathroom wet area on Saturday (it was in fact Sunday) water did not penetrate from above when I was in your apartment.



Correct, the whole area of internal and exterior walls in my 2nd bathroom, and the ceiling entry (see pics 006 and 012 taken the night before you
arrived) and external walls in my bedroom were, however, extremely wet and there was no evidence of water dripping.



After I had left your apartment on Saturday, you phoned me to advise water had penetrated the area near the entrance to the bedroom. Can you please confirm that was the case?



Correct, while you were here on Sunday you punched a hole in the ceiling entry and commenced a water test of the gym toilet floor. However, after you left, water started dripping from the punched section of ceiling in my bedroom entry way and parts of the ceiling opened up (pic015). This water dripping continued until late Monday afternoon....and then stopped.



On Tuesday, Tony the contractor arrived, pressure tested the whole gym bathroom again (shower floor and toilet floor), and no water came through.
So, since Monday afternoon NO water has come through. This suggests that the water penetration is not from the gym bathroom as you have suggested, but from perhaps higher up in the building - confirmed by Tony to me on Tuesday afternoon and again yesterday.
