Craig,

 

I have just received a call from the builder who informs me that you
phoned him to advise that you flood tested the bathroom in the gym in
attempt to trace the leak.

 

Is this correct?

Good Morning Craig, 

 

I was regularly on the phone to the contractor yesterday. I had strictly
advised him to deal with me on all matters and should he be unsure then
he was talk to me. He did exactly that on a number of occasions. 

 

With regards to the builder not having tools, he informed me that he
needed to assess what was required before bringing tools up to your
apartment. He further informed me that you offered a tape measure and
torch.

 

With regards to leaving me a message re the plans, I had already
discussed the areas and location with the builder. On Saturday when I
tank tested the bathroom area it leaked a short time later through the
same opening in your apartment.  

1.       I have determined the source of ingress

2.       I instructed the contractor to assess your apartment for
damages/repair and provide a quote

3.       I further instructed the contractor to assess the work involved
in the bathroom and provide a quote

 

I have attached the job which you had received on Monday which clearly
states my view and what actions I will be taking.

 

Please allow me as your building manager to deal with these matters.
When other parties get involved it confuses the contractor hence costing
the owners more money. It further frustrates the contractor as he is
receiving multiple instructions.

Hello George,

 

I mentioned to the EC last night that your contractor arrived at my home
yesterday to check out  the repairs that need to be made after the
deluge of water which came through from somewhere above my apartment,
destroying the carpet in my bedroom and hallway and damaging my 2nd
bathroom.

 

He arrived without any tools, was advised incorrectly advised that the
damage was from the shower upstairs and without the set of plans that
you had over the weekend.  I took a couple of hours supplying him with
tools, measuring tape etc.

 

Most importantly, I left you a message early yesterday, asking you to
contact me asap to find out where you had placed the set of plans in
order the contractor could perform his duties and I still haven't had
the courtesy of a return phone call.

 

Would you please let me know where these plans are in order that the
contractor can work more effectively and that it doesn't cost us (the
owners) any more extra money, than it would.  Please also advise the
next step to try and find out where the leak is.  As I mentioned to you
on Sunday I will soon have foster children staying in my home and I
really need to ensure that the matter is fixed and that I can put down
new flooring, once again, and that the bathroom can be used.
