Hi Rob,

If it is an official ECM meeting then an agenda must be displayed on the noticeboard 72 hours prior to the meeting.  If there is no noticeboard or the building consists of 101 lots or more all owners on the strata roll must be notified in writing.

If you are having an informal get together then no agenda needs to be prepared or displayed.

If it's a simple EC meeting, do the owners have to be notified? On other apartments I own, I am not on the EC and for none of them am I ever advised when there is a standard working EC meeting. For AGM's, yes but not for standard normal day to day business meeting. Maxine, can you please clarify.

I believe this should be an informal meeting not a formal meeting of the EC.

A formal meeting of the ec will require notice to be given to owners minutes posted and also for observers to attend.
