Hi all.
This looks great! Thanks for preparing.
I think we need to add a clause that the payment will also I cut interest for non or late payment too and add a motion under Section 80d of the Strata Schemes Management Act 1996.
Also, I won't charge a fee to collect the amounts.
Should you have any queries regarding the above, please do not hesitate to contact me.
Have a nice day,
Pia Cunningham
Strata Manager and
Company Title Manager

Thanks Matt,
i aslo think $50+GST is a better rental. still not high, but not out of reach. 3 month deposit is also good incase there are problems at the end.
is there a cost for the strata managers to collect this rent? what about paying 6-monthly to reduce management costs, or do you think this complicates things. my thinking is that there is reasonable effort to ensure $50 is paid each month...

Kind Regards

Thanks Matt for the details.
i like the license idea and am happy we can do another paper meeting. Just let me know when that will take place.
In terms of the fee, What if just round it up to $ 50 + gst per month and for deposit, personally I think 3 months deposit is relevant. I am however very happy to go with the majority on the costs.
I am just glad this initiative is finally getting off the ground and we can get a little extra revenue. Maybe these funds can pay for the rooftop BBQ update etc, but that is of course something we can talk about later.
Regards, ROB

Hi All,
Storage cages are back on. George has secured the cages and we are now in a position to rent them out. After consideration it seems the best way for us to let people occupy these cages and to gain some revenue for them is in terms of a license. (not lease) This gives us the most flexibility as far as what we do with the cages and also allows us to act without a bylaw or any sort of EGM/AGM as far as I understand it anyway. [Pia please comment]
I have used my best bush lawyer skills to draft up the attached license agreement. I have put in some arbitrary figures of $45 per month and $60 deposit. I think that's reasonable what do you all think. I believe once we have agreed on a price and perhaps got my deed checked by someone that has a law degree we should be able to move to voting on it on a schedule/paper EC meeting l
Then let people know they are available and George giving out keys and Pia charging fees. Once of cause they sign the license. I think we should make all licenses expire after the AGM every year so we can discuss the free for the following year.
Net result $5k in out bank account each year.
What do we all think.
