The information relating to the planter box on level 7 has been provided to the OC by the expert appointed by BIG CORP. We are not experts nor is the EC. You are well aware of this. Refer to the previous email from the BIG CORP expert relating to the planter box. I have suggested to the EC that we monitor the planter box.
There have been thermal contractors at Marquis in the past to review G01, 102, 107.
My discussion with the contractor this morning confirms the following:
1. The technician did not state there have been patch work jobs done. He advised that you informed him that a recent repair had been carried out to level 7. For your information the work has not been "patched", it has been repaired. This is not a band aid over a wound.
2. As you stated "the contractor had not been asked for a report". The contractor advised that a conclusive report cannot be provided as he isn't able to detect the source of water.
3. As you state "William giggle" yes he does when he feels uncomfortable. He does not have that issue with many people.
4. As you state that "the contractor found many, many areas where water is coming through:
(a) Though William turned the valve off several weeks ago, water continued to run. This is a result to the faulty valve. The system has now been disconnected.
(b) The reason of water spraying onto your glass may be from the fractured irrigation drip line. The soil directly above the wet window is heavily damp which seems to be a fracture in the irrigation, Refer to (a)
(c) The water that is dripping from level 8 is a completely different issue and out of context. The cooling tower setting has to be adjusted and this may occur from time to time.
(d) The "level 7 lobby" calcification is actually in the riser on level 7, not the lobby as you stated. The calcification is not active as the residue is from previous repairs on level 8.
The contractor has recommended a follow up inspection after the next rain.

Rob,
You are the Chairman of the Body Corporate for Marquis Apartments. When are you going to walk through the building with one of the contractors which George has appointed and listen to the problems we have over here with water penetration? When?
We have never had a thermal technician here before today (even though water penetration has been an ongoing problem in our building) and, as I was advised by the technician, thermal water penetration devices have been around for years!! After looking at the water problem areas I have dripping from the areas above my terrace (and water is still dripping through) , the technician stated that we have had "patch work" jobs done over the years and the water penetration has been basically...... concealed. A band aid over the wound and at a ridiculous amount of cost!!
Rob, I even had to ask for a report to be made (as the contractor told me he had not been asked for one), during the walk-through this morning!! And all William, George's assistant, could do (as nice as he is) ...........was giggle when the problems were divulged!!
Rob, seriously, when will you stop relying on information from George and trust the people who are being directly affected by this situation?
