[200William-EC] Propose Foyer & Lift upgrades

Hi all,

 

I agree to Shane's proposal of modernising the level E foyer, but not level
G.   Level G is not a primary 'show-case' foyer and I believe we should
simply maintain it in its present form/style and only replace the carpet
(which is already covered by insurance following the recent water damage).

 

I believe it paramount that we maintain adequate monies in the Sinking fund
for future projects.  We have struggled doing this in the past.   During our
meeting on Tuesday, George mentioned the flooring in the outside plant area
needs to be replaced very soon and we also need to plan for new carpet on
each floor level 1 through 5.

 

I agree with the idea of developing a sub-committee to determine the
colour/type of stonework/tile for level E and am happy to offer my services.

 

Thanks to Shane for taking the initiative to provide quotations to bring our
lobby/lobbies into the 21st Century!

Hi All, after reviewing at last nights meeting, I have a revised Quote as
per below.

Can we get votes on each level perhaps. ie: if you could all reply, as
follows:

 

Upgrade Level E: Yes/No

Upgrade Level G: Yes/No

 

UPGRADE LEVEL E:

*Paint to purple Mosaic columns outside = $400

*Paint ceiling throughout Foyer = $1,150

*Demolish & remove purple fabric = $150

*Place arced framing, instead of existing angles at above wall = $1,250

*Place full height tiles to above at removed fabric (28m2*$80/m2) = $2,240

*Supply above high quality tiles (28m2*$80/m2) = $2,240

TOTAL LEVEL E UPGRADE = $7,430+GST = $8,173

*No allowance to replace light fittings

 

UPGRADE LEVEL G:

*Demolish and remove existing floor finishes = $1,900

*Install new floor finishes (25m2*$80/m2) = $2,000

*Supply above high quality finishes (25m2*$80/m2) = $2,000

*Remove colonial skirtings & Architraves, and square-set wall finishes =
$800

*Repaint all of Foyer = $1,800

*Less Insurance rebate (-$2,400)

TOTAL LEVEL E UPGRADE = $6,100+GST = $6,710

 

 

*Total for both Lobby areas = $15,423

*Remove 2 downlights and plug holes = $200*2 = $400

*Rub back clear finish to timber panels = $950*2 = $1,900

*Apply new stain to timber panels = $850*2 = $1,700

TOTAL ELEVATORS UPGRADE = $4,000+GST = $4,450

 

*Total for all 3 areas = $21,973

*Total including Options for Level G tiled walls = $30,883

 

These are pricing for my company to undertake the works. 

I believe that these are competitive costs, and that we will get alot of
'bang for our buck' - as we can get high quality finishes without the need
to engage an architect or designer.
