Thank you for your email.

 

The EC meeting I referred to was in fact on April 30 at Diana Dennison'
apartment, not in May!!  That makes it almost 7 months since action has been
taken on the items I referred to. 

 

The point I made in my earlier was that I feel it important that the
decisions we make at the EC meetings, to maintain/better the property,
should be overseen/spread between each of us on the committee and not just
the resident owners.  It would be wonderful if each one of us in the EC
takes on some of this responsibility.

 

Hopefully, the members of the EC who have not yet replied regarding the
elevator carpets, will do so asap in order that we can finally put this
matter to bed!!

Hi Craig,
 Im happy to help with any task's that have been requested or assigned in an
EC meeting. There's no mention of the task's you speak of  on the May 30 EC
meeting. The 27 August Meeting brings up the signage that seems to be Rob's
responsibility.  It may have been from the meeting prior to 30 May but that
was before my tenure as secretary so don't have those details.  

If there is a task that you need assistance with your welcome to give me a
ring our drop me an email directly and I will help you out where I can.  I
agree we should not be re-voting on task's that have all ready been voted
on. I would think 3 quotes would be standard way of doing business but as
you can see from my vote I was happy to go with the more expensive carpet on
face value. I think there are 3 people left to vote.

b)       to paint apartment numbers on the car spaces (I have no idea why
this was brought up - I think it would be very confusing and unnecessary)
To date, numbers have not been painted.

c)      a sign was to be made for the William Street entrance to direct
people to our main entrance.  Rob has been busy overseas and it's great that
he is meeting me this coming Wednesday to have this signage matter taken
care of once and for all.

d)     have quotes obtained for new lobby carpet on each floor.  I haven't
seen any quotes to date.

 

I consider it imperative that all members of the EC share the
responsibility, in a timely manner, on items which have been agreed to at
our EC meetings.  In the past couple of months I have personally taken a lot
of time researching elevator carpet samples/prices to replace the stained
lift carpets.  If the consensus is to now obtain a third quote, for the sake
of $300-$400, or to replace the flooring with carpet tiles etc, I am more
than happy to pass this matter over to someone else on the EC to take charge
of.

 

As an effective EC, I would simply like to recommend that in future, the
items we have agreed to at our EC meetings, are attended to in a much faster
manner and each of us should assume some responsibility.

If we are going to go carpet. Im happy to go with commercial grade (which it
appears to be by the spec) It's no use replacing it in 3 years because we
saved ~ $400 

George my vote is for the $1050 option as suggested by Craig.

P.S. .   The sample that Matt just sent through doesn't really do the carpet
justice. Again, it's almost identical to the entry carpet on level E.

Hi Rob,

 

Yes you are correct, it is a lot of money. This blueish coloured carpet is
top quality.

 

The original red carpet that is in the lift is average quality. But to have
the same red carpet replaced with a better quality came in at $602, by the
contractor with a little information.

 

I'm still waiting on one more quote but Craig Laforest would like this
addressed ASAP. Once I receive this quote I will send.

Apart from the first one, which lacks any detail, all seem expensive. 

 

>From my "novice" perspective, it's 2 small squares of carpets. I was
recently put 110sqm of carpet in an investment apartment and, admittedly
because it's a rental I went low, but the cost was $ 2250 for the whole
thing. How many sqm is this? 

 

I understand we probably need carpet that is durable, and can take a lot of
wear 'n tear. I am open to suggestions.
