Dear Craig,
Please find attached the approved budget.
In relation to the BMC a Strata Plan cannot just decide to stop paying the BMC and pay the accounts individually. The Strata Management Statement advises on what are shared costs and as a result the Strata Plan must pay a levy to the BMC to cover these costs.
The lift is covered under the BMC and this is why there is no fee to the Strata Plan as it is coming from the levy paid to the BMC. If you have any further queries in relations to the BMC they can be discussed with Rob Willett as he is the representative for the building.
The Sinking Fund Assessment was for a report that was prepared on your building last year and it was paid to Solutions In Engineering, the company who prepared the report.
The Management Fees budgeted for the following year is $7497, the same as the previous year.

Thank you for your email.
Unfortunately, some of the questions I raised still have not be answered. Would you kindly refer to my email again (below, dated June 5) and answer the specific questions I have highlighted in yellow. Also, at the end of that email, I enquired as to when I could expect a complete copy of the final budget for SP67851 for the y/e 28/2/13, against "actual" for the y/e 29/2/12 and the "previous budget" for the y/e 28/2/11. Kindly confirm.
In addition, I have several other questions:
a) I understood that ALL accounts for our strata plan were passed over to us/Strata Title approximately one year ago FROM the "BMC." ie that we (the residential owners) would be paying for our own costs, via Strata Title Management.
For my own edification, would you kindly explain why we are still paying the "BMC" anything. What shared expenses (point 3 of your email dated June 7) are there? Kindly provide me with an itemised list of these accounts and the allocated amounts.
b) Please advise under which account charges for the lifts/elevators (repairs) fall. Surely, this would be a residential expense as these elevators are not used by the commercial occupants. However, I cannot see an account for any of these charges.
c) What is the Sinking Fund Assessment ($843.64)? Who charges us for this?
d) Where are the fees for Strata Title Management charged to? How much has been budgeted for the y/e 28/2/13?

Dear Craig,
1. The handout you are referring to may be the proposed budget I gave to Rob as a member of the BMC. The BMC pays the building manager however the Strata Plan had been paying the Building Manager fees last year.
2. The reason there is a zero balance for BFMS fees is because the BMC will be paying the fee.
3. The levy contribution is what the Owners Corporation pays the BMC for shared expenses.
All of these items were addressed at the AGM.

Further to our recent AGM meeting, would you kindly explain the following:
1) In a separate handout at the recent AGM, the proposed budget figure for"Staff Contract Building Manager" was $41,000 for the y/e 28/2/13. Is this the only line item (182600) that relates to the fee for George Ziri's services?
Would you kindly advise also why there is an increase of $7,234.69 (actual y/e 29/2/12) vs the budgeted amount of $41,000 - an increase of approximately 21%. Did George propose this increase? Was this $41,000 a correct amount? If not, why was it shown?
2) In another handout (a bound booklet) for the AGM, it shows a zero balance for the budget for George Ziri's contract fee for the y/e 28/2/2013. What is the correct amount?
3) In the same bound booklet for the AGM, it shows an amount of $171,938.00 as "Admin - Levy Contribution" under the heading "less expenses."
I am trying to understand this line item - who or what company is this paid out to?
Finally, would you please email me, as soon as possible, a completed copy of the final budget for SP67851 for the y/e 28/2/13, against "actual" for the y/e 29/2/12 and the "previous budget" for the y/e 28/2/11. This would be greatly appreciated.
