[200William-EC] BMC update and 200 William Street Signage

Hi Rob,

 

I have asked Maxine to check to see if I can come along to the meeting as an
'observer.'  I am not certain there is any legislation that would prohibit
someone on the EC from doing this.

 

Also, kindly let me know when you think that the final signage will be ready
for the 200 William street entrance.  As I mentioned in an earlier email, if
you need assistance in moving forward with this, please just let me know.

Hi Craig

 

Unfortunately my previous email was incorrect in terms of having your good
self attend the meeting. 

 

When you and I were working on BMC in 2009/10 you were the substitute
representative from the Residential. The circumstances were of course
extraordinary as well. 

 

Earlier this year when we selected the BMC representative and the
substitute, those positions went to myself and Matt as the substitute. I am
assured by the regulation that only the EC elected BMC representative can
attend and if in the absence of that person, the substitute is approved to
attend. 

 

If you have anything in particular you would like added to the agenda, would
you mind sending it on to Maxine who will finalise the agenda before the
meeting and issue to the Commercial and Residential BMC. 

 

I think it would be great if you could attend, but under the circumstances
we need to follow the regulations in relation to BMC meetings.

Unfortunately only those members elected by special resolution at an AGM to
act as the BMC representative or substitute representative are able to
attend the meetings.

 

However if there are any issues you wish to raise if you could please put it
in writing and we will address the issue at the meeting.

Great Craig. It will be good to have you there as well. At this stage it is
Cafe Hernadez just on the other side of Kings Cross Rd but I was talking
with Maxine this morning and it was too hard shuffling papers on a small
coffee shop table. I am trying to make it at either Andrew Veron's office or
mine where we can spread out on a boardroom size table and do it properly.
Maxine agreed. I'll be in touch with Andrew and once we agree on a place I
will let you know.

Update December 4th: 

 

Today Andrew Veron, Maxine and I met for a BMC meeting. The meeting was
adjourned with some unresolved matters relating to budgets. We have resolved
to gain some further information from Strata Title Management along with
BFMS in the next week and we will meet again on December 11th at 2pm. 

 

Specifically the details are: 

 

. The budget and the expenses for 11/12 and 12/13 were not agreed

. Review of the building management contract with BFMS

. Clarification on cleaning expense being part of the BMC

. Detailed breakdown expenses to be provided for budget period 11/12

. Review of the electricity contract ( ie; do we have one with the provider
)

. A building managers report be provided ( based on $10680 being expensed
against the BMC )

. A review of the Strata Managers Fees against the BMC

. A budget review for the 12/13 with input and advice provided by the
building manager

 

Strata Title are contacting George this week with the aim of having the
details required by the end of the week. Subject to having the nformation
provided, the meeting on December 11th will involve me for the residential,
Andrew for the commercial Maxine from STM and George fro the building
management. 

 

If you have any questions or queries, please do so in writing by the end of
the week.
