Hi All,

In recent discussions with MJ Engineering, I mentioned to them the OC's desire to potentially reduce the number of balconies requiring full remediation in order to progress with the external facia works, including painting.

MJ Engineering have agreed that this could be possible to do via flood testing all balconies and marking those that require immediate remediation, and those that are currently functioning correctly in accordance with their purpose.

Should there be a significant number of balconies that pass the flood testing, it could potentially drastically reduce costing the first stage of the remediation works.

Naturally, whoever performs the works to the exterior (incl painting), may add warranty exclusions for areas that have not been remediated completely that then may fail in time in respects to water egress and damage the paint job. This is however a bridge to cross once we've ascertained the actual numbers.

I attach a proposal from MJ Engineering for flood test works for the building and have confirmed the approximate number of balconies requiring testing would be 45.

In saying that, some of the small balconies may be rolled in to the job as in close proximity to larger balconies with easy access etc, however I think we should probably work to a worst case scenario which would be about 45 by my count.

Per the attached quote, the cost of the actual flood test per balcony is $2,000.00 + GST, with the corresponding report an additional $1,200.00 + GST per balcony.

That rate alone would estimate the cost of the flood test to be in the vicinity of $144,000.00 + GST, plus the additional inspections, consulting and potential technical specifications.
