Would you please confirm when the tenders will be in so that an AGM date can be made.
I know when the engineer, Mark Joseph, walked through the apartments with myself and 6 teams of contractors he did say each of them had 6 weeks to have the tenders in. It has now been 8 weeks.

Hello EC members, Sarah and Greg,
Today, Henri, the contractor came to my home and was able to fix the kitchen sliding door. However, he agreed he couldn’t do anything further to the sliding doors in the lounge room. The problem with the single panel and two sliding doors remains the same. He agreed that the issue is associated with the frame being warped.
Sarah, would you please organize an EC as soon as possible to discuss this matter because the doors are still so difficult to open and close and still jump off the track. We must decide re full replacement of frame and doors/panel.
If the kitchen door had not finally been repaired, I was going to ask for French doors to go in (and I would have paid the difference). As the door matter has been resolved in the kitchen, I would still like to have the frame and panel/door replaced and French doors installed. I will pay for this. Please add this to the EC agenda.

Good morning Craig,
I have spoken to some of the committee members and, for ease of communication, I will be responsible for the discussion regarding your doors.
To recap so far:
I understand, after the decision at the EGM, Metro Windows and Doors (the building contractor) was engaged to attend your apartment and did so on 16th May to repair your doors and make them easier to open.
After they attended you were still not satisfied with the job and they attended again on 23rd May.
Although better than they were, you still find the doors difficult to open.
Yes, very difficult. The door in the lounge room jumps the track when pulled hard to open or close and it takes two people to lift them back on the track.
My concerns with the works so far is that they appear to have been focused around the operation of the doors themselves, when you have also raised issues with gaps between the door frame and fixed panels of the door. In your email yesterday you stated that this gap is letting cold air in.
Your statement is incorrect. I addressed this matter again, in my November 24, 2023 email to the EC regarding the frames, after seven door specialists had been to my home and provided Greg (Newton at BFMS) with their assessments and quotes. Please refer to the attached email from Greg (Newton at BFMS) dated November 23, 2023. Of the seven door specialists who visited my home, five advised full replacement and two of these couldn’t quote. The seventh, Metro Windows, stated that their quote was “for interim repairs to existing doors (note: not a permanent solution).”
I reiterate, in the November 23, 2023 email, Metro Windows stated that their quote was for interim repairs to existing doors and not a permanent solution. I also attach another email from Greg to the EC, dated February 13, 2024 in which he highlighted the door frames issues.
To have gaps around your doors letting cold air in is an unacceptable situation and definitely something Metro Windows and Doors can fix. I am disappointed they have not done this already.
I will instruct Greg to get Metro Windows and Doors to attend to fix this issue immediately.
With respect, you are not an expert in this field. I believe it’s essential to communicate clearly the problems with the doors and frames and this has already been done in the building contractors’ assessment to Greg, and in his November 23, 2023 email to the EC, in addition to Greg’s report of February 13, 2024. Metro Windows haven’t fixed the problems after two visits. There’s no point to continue using them.
On the larger issue with the operation of the doors, I believe it would help if the committee were able to see the problem first hand. I understand you have declined the offer to have the committee inspect the doors prior, but you must understand that approval for works within the building falls to the committee and it is helpful for them to view the problem so they have a clear picture of what needs to be done. We could also compare the operation of your doors to those in apartment 602 to give us a clear indication of the issues. Overall this will allow us to present the best option for the building to vote on for any future works.
No one in the EC, other than Kylie, asked to view the problems and I stated in my response to her that we had to rely on the specialists to determine what had to be done. I once invited Matt Perkins who was on the EC, several years ago, when I had water penetration coming from level 7, to visit my home to see the issue. Matt declined to visit because he stated that he was not an expert in such matters. I understood his decision.
And now, you state that the EC wishes to view the problems, after all this time? I have an extremely busy schedule; however, I can organize times for either 930am tomorrow, Thursday July 04, or 10am Friday, July 05. It must be during the daylight hours in order to see the gaps. Kindly confirm asap.
Has there been an email sent to EC members about door problems in apartment 602? If so, I haven’t been notified by email. If there has been communication sent, please send me a copy.
I plan to speak to the Metro contractor myself after they attend above for the gap repair.

I am attaching two extra pictures “KITCHEN DOOR FRAME1” and “KITCHEN DOOR FRAME2” which show the large vertical gap between the frame and the left-hand side of the fixed door and where light is shown coming through (KITCHEN DOOR FRAME2). The cold wind continues to blow into my kitchen constantly through the areas shown in all the pictures (attached above).

Hello committee members,
As you are aware, I have major problems with two areas in my home where I have sliding doors. Each of the sets of doors is not sitting in the warped frames correctly and the tracks are not supporting the doors.
Henri, from Metro Doors, has twice been out to my home and each time he has not been able to make any changes to eliminate the problems. As I mentioned in my June 18, 2024 email (below) the frames, tracks and doors must be replaced. This is supported by several contractors who visited my home and made their assessment (see email Nov23, 2023).
In the living room, even though extra wheels were put on the sliding doors by Henri, it is still extremely difficult to open and close them. The heavy doors, when they are slowly being opened or closed often come off the track and then it takes two people to lift them up and put them back up on the track. As the frames are warped, when trying to close and lock the doors, they do not slide into the frame lock.
In my kitchen, the same problem occurs. The sliding door is not aligned with the frame. I have light and cold air coming in at the bottom right-hand corner of the sliding door, from the outside, into my kitchen.
I do not wish to have to take this matter to Tribunal, however, after discussing this issue with Sarah (Ascend) this morning, she has recommended that I contact you again to advise you of the continued problems.
I have been extremely patient with this matter and hope that we can immediately resolve it as it has been over 1 1/2 years since I first brought this matter to the Building Manager’s (Darren) attention and 1 year since you were advised of the problems.

I need to highlight that this would be the third time that Henri comes to my apartment and the initial problem has still not been fixed. There’s no point in him coming out again. The doors in both areas don’t sit in their warped frames and the metal runners are too light for them (see pictures attached).
The pictures I sent you and Sarah show that light and air are still coming in between the metal of the door in the kitchen and the frame it sits in, at the base. The door in the loungeroom, still, due to its weight in a frame which is bent, comes off the metal runner. In both cases, doors and frames must be replaced.
