Hello Matt P and everyone,

 

I refer to Sarah’s email to me below, dated March 11, 2024 (see below) and the building manager’s email of February 13, 2024 where Greg notes what he saw during his inspection of the doors and frames and that they “weren’t sliding as easily as they should be”

 

The EGM was held to talk about sliding doors in my apartment, not just one door, as you have stated Matt P. They are the sliding doors in the lounge room as well as in the kitchen. 

 

The kitchen door was repaired. The loungeroom doors were not repaired properly, with three attempts, by Henry from Lock and Roll. The building manager and Paul came to my home on August 7, after one of the sliding doors in the loungeroom came off the track.  Henry has simply put the loungeroom door (one of three in that frame) back up on the track.   It’s still very difficult to open/close the loungeroom doors and I am very concerned about one of them coming off the track yet again if extra force needs to be used to open/close them.  Henry stated in his proposal that his repairs were not a long-term solution.

 

If I don’t have a positive response by this Friday, July 16, to replace the problem doors and frames in the loungeroom, I unfortunately have no other choice than to take this matter to Tribunal, for a hearing.

Hi Craig,

 

I am preparing the minutes and will hopefully have issued today.

 

Unfortunately the owners all unanimously resolved to accept the quote from Lock and Roll for the repair to your sliding doors, they are of the view that they want to try this method in the first instance as it has been successful for other apartments.

Dear Committee Members and Sarah, I hope you are all well. 

I attended unit 601 yesterday to inspect the sliding doors in the loungeroom and kitchen as the owner has previously reported them hard to open. (Thank you, Craig, for allowing me access)

 I note the following from what I found 

 Both doors took some effort to open and weren't sliding as easily as they should be

1.	The frame on the door in the loungeroom is clearly narrower at the top then it is at the bottom 
2.	The frame on the door in the kitchen is clearly narrower at one end then the other 

 BFMS has looked at the doors previously as have door specialists.

 I can not comment on whether the doors need to be replaced or repaired as I am not qualified to do so. 

 If anyone needs me to resend any quotes or information please let me know.

Hi Craig,

It sounds like, after investigating, this is not the door that was mentioned in the EGM but a different one. Also, according to the contractor, there is no reason why the door should fall off. 

Granted, I was not at the EGM and have not been to your place with the group as I was out of town. So I may not be the best person to investigate this, but from what Greg tells me, the contractor has attended to it and it has been repaired. You indicated, however, that it's still an issue. 

In any case, this sounds like a job for the building manager and the strata manager. They need to come up with a solution if needed and present it to the committee or advise that the door works satisfactorily or what needs to be done to make it work within the expected performance of a 15+ year old door.   As secretary really the only reason for me to call an EGM without consensus is to replace the strata manager as i did a few years ago and this is a residential strata matter so outside the scope of the BMC.

The sliding door issue in my apartment has been going on for almost two years. The EC was provided quotes by six contractors (via Darren) last year. The issue, as confirmed by five of the contractors is the warped frame and track. I have already had Matt G and Paul up into my apartment to witness the issue, together with Greg, our building manager.

 

The problem is a ‘common area’ issue and the basic repairs didn’t work and were never intended to be a long-term solution, as Henry stated in his quote.

 

Please advise if the EC can make a decision on having new doors and frames installed or do we need a special general meeting. If it is the latter, so be it. If a special levy needs to be made, then that is unfortunate, but must be done. I cannot risk the door coming off the track again. This is a building safety issue.

Hi Craig, 
I’m a bit unsure what you’re asking for. You were talking to Sarah about a special general meeting which is a meeting of all owners where resolutions are voted on. For that to take place we would need an agenda with a solid proposal and costs to vote on. But by the sound of that last email it seems  like you just are after a committee meeting which can be organised by Sarah.  

Can you please confirm what sort of meeting you are requesting. A meeting of the committee or a
Meeting of all owners. If it’s the former the committee will need to organise quotes and put forward motions to be voted on.  If it’s the latter it could be held at your apartment if you’re wiling.

And no, the ‘people’ did not “fix the door”. The problem is a warped frame, which holds three large panels of glass. Confirmed by six contractors already.

Hi John and EC members,

I have an extra panel of sliding doors (to John’s) and it just jumped off the warped track. The frames of the entire doors/solid panel are, as has been determined by 6 contractors, out of alignment. The entire framework/doors must be replaced asap.

Sarah, would you kindly organize a special meeting asap in order to have this matter resolved. It’s coming up to 2 years since I first advised the building of this problem. It’s just so dangerous. The door/doors can easily fall at any time when opening them or closing them.

Hi Craig,

This has happened to me in the past, the door came off the tracks and fell outwards. It hit the balcony rail. Repair was effective,  no problem since, gave me quite a shock though.
