Hi all,
Just a follow up to the below.
Firstly, Ryan has spoken with the insurer. They are aware we are making plans to rectify the building and are not concerned. No risk of them pulling insurance as yet.
Regard MJ, the past two weeks Ryan has had meetings with MJ engineering in their offices. They were very sheepish after the committee meeting and apologised for not being prepared and for the errors in the documents.
The errors will be rectified and the two most cost-effective companies have been asked to re-tender.
Ryan has instructed MJ to clean up the tender:
Stage 1 - base urgent works (cladding, 104 balcony, tiles)
Stage 2 - minimum facade remediation required to paint facade + painting of facade
MJ are investigating removing the West rooftop from the scope as this falls under a current warranty.
One element we are pushing back on is the initial requirement to re-waterproof all facade-abutting balconies (the balconies with solid walls, instead of glass balustrades). I have explained that the committee understands the need to repair the visible concrete spalling, render delamination, cracks, holes, chips, rust, plants etc. but we have not been convinced every one of these balconies needs to be re-done.
I have raised the option of flood-testing each of these balconies before confirming the requirement to re-waterproof each one. This potentially could save us $2 million from the current quotes.
Ryan is confident we will have a new document to go through by the end of the week. Once we digest it, we can schedule a meeting to review.

Just to catch everyone up with a timeline and update on the building works. I have spoken to Ryan this afternoon.
MJ Engineering
Ryan is going to visit MJ Engineering tomorrow to discuss their involvement in the rectification works. I have advised Ryan the committee is not impressed with MJ so far and he said Sarah agrees.
Ryan will raise the following:

Errors in tender document
*
Calculation of budget mistakes
*
Incorrect transfer of works items from Technical Specifications to Tender document
*
Missing items from tender: repair of delaminated render, cladding replacement
*
Requirement to re-do level 7 Western rooftop
*
Edyco confirm this is waterproofed and has a 4 year warranty. Why does MJ believe it needs to be done again?
*
Timeframe
*
New technical specifications document (if required) removing Western rooftop?
*
New tender pricing with missed items / amended scope.
*
Another meeting to discuss technical specifications changes and tender document.
Before MJ go any further with this project, the committee needs to be fully invested in their ability to manage this project in the best interests of the owners and building. We are far from that point at present and Ryan will raise this with MJ tomorrow.
Insurance
Sarah raised the concern last week that, should we fail to complete some required building works, our insurer may refuse to insure the building and we will revert to uninsured.
Ryan is going to speak with our insurer to obtain more information on what and when works need to be completed. This will shape our decisions in the coming weeks. I will update when I have more information.
AGM and Budget
As we are due for an AGM and the above works will require a building-wide vote, we will schedule the AGM when all information above is received.
