Can you please confirm whether or not this is a definite date period. Also, it won’t affect the hot water in the apartments will it?

Hi All,
About 3 months ago, it was discovered during renovations that the power supply cables to the residential apartments had been damaged. The damaged cables were hidden behind a wall and were not found until a wall was removed. I examined the cables, along with an electrician at the time, as the repair to the cables did not adhere to Australian Standards and seemed to be of very poor workmanship. Since then, the BMC electrician has examined the cables and also reported that they are not up to standard and have started to decay. It was determined that the damage and repair were done a long time ago, likely when the building was constructed, and then hastily finished after the bankruptcy. While safe at the moment, they need to be brought up to standard and repaired before renovations are complete.
The BMC has received quotes in the $3800 - $4000 range. The work will require the building to be powered down for 3 days between 10 am and 3 pm. I have suggested that we undertake the work quickly before summer kicks in so as to minimize the heat impacts to residents. The work will be billed 80% to the residential and 20% to the commercial strata in line with the SMS.
As this work is a safety issue, there really is not an option to delay or not continue with the work. So I intend to vote for completing the work within the BMC. I assume Arnold will do the same.
