Hello Sarah,

When the engineer is appointed to assess and complete his/her report on the concrete cancer we have in Marquis Apartments, would you please ensure that he/she also is aware of what Noviion Engineering have advised below re cladding.
Thanks Sarah and best regards,
Craig

Hi Craig,

Thank you for the email.
The report recommends it be replaced as the cladding is unknown and therefore may not comply.
Just because its less than 30%, doesn’t mean it complies.
The cladding also need testing to AS 1530 from a Nata lab to confirm it meet BCA compliance.
As such, if the OC wish to undertake further due-diligence, the brand of the cladding needs to be confirmed.
This will involve either search the construction documentation or removing a panel to confirm the brand.

If you require additional information, please do not hesitate to ask.

Kind Regards,
George Dahrie

Hi Craig,
I think the engineer is trying to dig up more work. I see nothing in the report that is a requirement. It's simply a recommendation. Project Remediate rejected our request for the funds for the cladding. That also tells me that we are below the cut-off. We are not a high-rise like Zenith where the cladding runs right up the building. This was exactly the situation in the UK where the fire spread up the building face from one apartment to another. The cladding on our building is separated by other materials so I don't think it's the same situation as in the UK or Zenith. We also don't know the flammability of the cladding in Zenith;

Typically in engineering reports, if they believe the case to be urgent, they would say so. Something like "Urgent rectification required". There is nothing like that in the report. Anyway, I'm happy to discuss it at a meeting and then go forward based on what the entire group agrees to.
Warm regards,
Matt
