Gday Craig,

  Typically you think of sprinklers as putting out fires. That's not 
what these sprinkler are for.  The sprinklers are designed to cool the 
air and windows. So it's a two part process.

We are talking about just the north side and only bellow level 5.   If a 
fire starts in the tank it's under that area so the heat a fireball and 
toxic black smoke will rise up the north side of the building 
externally.  If a fire in the tank is detected the system closes the 
balcony doors with the actuators and then the sprinklers are in place to 
cool the air until the doors close and once they are to stop the glass 
breaking.    They are not designed to put out a fire on the balcony or 
anything like that. There sole purpose is to allow the glass doors to 
last long enough for people to escape. I dont think there are sprinklers 
on the south side.

So It might seem counterproductive but the sprinklers are really only 
there because of the fuel. Without the fuel there is no need to close 
the doors and no need to keep them cool.  In fact keeping the sprinklers 
without the door closes might cause more problems. If someone breaks a 
sprinkler head by mistake the water will be directed on the door but 
without the automatic closer the water will flood inside the apartment 
causing serious damage to the apartment. The boost pump is capable of 
filling a green wheely bin in about 3 minutes.

Level 6 does not have any of this equipment  as they are set back so far 
that the engineers calculated that you will have enough time to escape 
without need for closers or cooling.  But for the apartments bellow they 
are a real pain.  We for example can not have fly screens as they would 
fowl the actuators. We also have ugly pipes around our doors. I have 
included a photo so you can see what they look like.

So the sprinklers do not put out any fire they are purely there to cool 
the air and the doors and the outside of the building while we run away. 
Without a 10,000l of fuel fire there's no need to cool the doors and the 
rest becomes a liability for the strata to maintain. BTW we currently do 
not pay for their maintenance. The commercial strata does i doubt they 
would pay for something they dont need and we have a window here under 
the make-good to fix this without cost to us.

Our building is only 6 occupied levels as such we avoid serious cost in 
maintaining some of the systems that towers have. Towers have more 
complex problems because fire plant cant reach the top levels in time to 
save people so they need to mitigate that another way. It's well worth 
having the fire guys see what's not required with the fuel gone. It's 
likely to save  thousands and I dont think it brings us any extra 
safety. In any case the assessment will tell us whats needed.
