Hi Miljan,

Thank you for your follow up.
I was in contact with different parties this week, master waterproofing and Edyco to follow up the quotation and how they would like to proceed.

I can see this is a complicated task to have a contractor which is not able to perform the variation on this job and requested other builder to get involved. This is the reason to cause additional time to handle in this case as we will need to line up different parties. Also, there is a question to handle the insurance, as the job cost over $90,000.00. As mentioned, the contractor was not organising by the strata manager. I have to jump into this and co-ordinate with the parties and understand what had been done from the scratch. We will normally recommend a contractor who can administrate the project, at least organise their own contractor to complete the job.

After I talked to Edyco on 11th July, understand unit 103 can be done before the roof rectification. I have requested the amended quote from Master Waterproofing to separate the repair in unit 103 for the committee to review and consider to go first to avoid delay. Quotation has just received on Tuesday. I am drafting the email to the committee to review and approve on it.

Can I have an update on the below works as this is already 2 months  since the original email for the additional works. Also, following an inspection of the property on 13/07/2022, it appears that due to the incomplete works on the terrace there has been continual water ingression near the terrace door in the bedroom ( See attached photos). Please understand that this issue should be escalated, as delay in works is creating ongoing damage to the inside of the property.

I have just spoken to Darren and he will be chasing this up with the contractor, given the contractor has already been engaged to complete other works on the building are you stating that his current insurance has expired? . Can we please get this insurance ASAP or request another quote from a contractor, as we are already in our 7th Week since the first email from BFMS to Stratatitle to confirm additional works.

Hope you are well. Just provide you an update on this.

I have been in touch with John - masterwaterproofing. John has provided the quotation without the insurance. I have called him to discuss and be advised that they are not going to provide the quote of the insurance, however, they would like invoice the Owners Corporation individually by each task to avoid the insurance (Any building work over $20k required the insurance under the legislation). I have asked John to amend the quotation and resend to me. I will have to discuss with the committee on this approach. However, I am not recommended as this work is costing $80k.

Thank you for your email.
I am closely communicating with the committee on this work.

The committee has agreed to have the meeting held as soon as possible. However, the quotation that provided by the builder is just an email estimation. I am requesting the formal quotation and contract to present at the meeting as the email estimation is not include the cost of insurance and there is no terms and conditions.

Now, I am awaiting the formal quotation to organise the meeting as soon as possible. I am aiming to have the meeting on the first week of July.
