I can't read any specific dimensions on the Deposited Plan (copy attached) but if the awning is located below the floor of the 1st residential level, I would assume it would be commercial responsibility for this item.

It's part of the commercial Facade and only shelters the commercial entrance. But im not sure what the plan says.

The repair to the awning would depend on whether the awning is located within commercial or residential "airspace'.
It would not be a BMC expense unless it is listed as a shared facility (which is not the case in this instance).

Hi Darren,
How is the oppose side is it worth doing both at once or is it in better condition. BTW would the awning be commercial strata or BMC ? Perhaps they can bear some of the costs. That awning has had multiple truck impacts over the years.

Investigation and testing of the area have identified all the expansion joints require replacement, a section of corner angle has rusted and broken apart and the seal between the glass awning and the facade wall requires replacement. We have obtained the attached quotation for $3,200 + GST to address these issues via abseil. The quote only covers painting of the corner section repair.
