Hi All,
I have cut and paste the following thread between Darren and Craig as it was sent to the incorrect email address as such none of the members would have seen it. I just noticed it in my errors folder. The correct email address for the list isec at 200william.com There is no other address for the mailing list.

Good morning all,
We have completed the leak investigation on the cold-water supply
pipework running through the common lobby areas. Inspection and testing
confirmed the issue is condensation due to the humid weather. The
plumbers have quoted $1,545.00 + GST to supply and install 65mm lagging
to all sections of the cold-water pipework which is approximately 20
meters in total. Case file and quotation attached for reference.
Matt, The pipework comes under the BMC so I'll need approval to proceed
with the works. Thanks

Darren,
The problem is behind the fire hose door on each level.
Water is dripping down from the very cold pipes behind each fire hose
door from level 8 A/C plant room through all levels. These cold pipes
feed our air-conditioners and fire hoses. The boiling hot water pipe
from the plant room tanks is also behind the same doors and is almost
touching the cold water pipe on level 7 (see the first two pictures)
creating the dripping down the walls and through the walls from this
lobby area. Each other floor has exactly the same problem.
Each floor has new lobby carpeting which goes under each of the fire
hose doors and they are wet with the condensation (see attached
picture). The fire doors in the fire stairs on level 7 and 6 are
starting to buckle at the top of each.
The cold water pipes *_must_* be lagged. Water is now leaking through
the walls into the fire stairs.
You state that this has been an ongoing problem and I don’t understand
why this hasn’t been addressed in the past. Was the Body Corporate
informed please?
I am here on Tuesday so please let me know what time the plumber is
scheduled to be here. Thank you.

Hi Craig,
This issue has occurred during summer in past. The level 7 lift lobby
area is like a glass house. The humidity causes condensation on the fire
hose reel pipework which drips down through the cracks in the slab.
The rooftop plantroom was water tested recently at the same time as the
western terrace so I'm confident it's not a waterproofing issue. We
already have a plumber coming on Tuesday afternoon so I will have them
double check the hose reel pipework for any leaks.
Going forward, we could look at lagging the hose reel pipework on level
7 which will cut down on condensation build up. Thanks

Hello Darren,
Today I used the fire stairs from level 7 to level 6 and noticed water
running down the inside wall near the fire door entrance to level 6. I
went back up to level 7 and looked behind “Fire Hose Extinguisher” door.
Water is dripping down from level 8 (see pictures).
Did you visit our property today and did you see this when you visited?
Please have someone check this out asap.
