Good Afternoon Committee,
We have been advised that during the renovations being undertaken within
unit 601 the contractors have uncovered a ceiling leak in the 2nd bathroom.
As you are aware, we are waiting for the commencement of the rectification
of the western rooftop terrace amongst other repairs by the sane contractor,
however, it has been requested that further investigation be undertaken to
rule out other potential locations that could be causing the water ingress
such as the gym bathroom, hot water plantroom and the rooftop plant room.
Darren has commenced initial investigations as outlined in the attached
report, but there is further testing recommended to confirm the cause of the
water ingress. The plumbers have estimated $700 - $1250 + GST to open
inspection holes inside the fire stairs. One hole above the level 7 slab and
one hole below. The rooftop plantroom and the western rooftop terrace main
deck will be flood tested with dye and we should be able to confirm the
cause of the bathroom leak.
Can you please confirm your approval to proceed with the further testing
required to ascertain the cause of the water ingress into the 2nd bathroom.
