Thank you Craig and a truer comment could not be made.
The levies within this strata have escalated to a ridiculous exorbitant
extent that it deters any prospective purchasers resulting in a negative
impact on the value of each unit.
The last AGM fiasco saw levies skyrocket without any prior warning or room
for discussion amongst proprietors. We are told the same pathetic excuses
that its the result of the "rising cost of things".
Where funds are required for capital works, a proper consultation should be
undertaken and funds derived from a special levy, which is a common process
with stratas. Not tacking them on to the Capital Works Fund without any
explanation.
You correctly state Craig that these budgets should be thoroughly analysed
and approved well before any enactment.

Hello committee,
I went along last night to Richardson and Wrench's auction of 402/200
William Street.
It was passed in and the comment was made to me by one of the agents that
the reason it didn't sell is the high levies, which we know we have. It will
be a great exercise when we can go through our budgets in the future to see
how we can make our levies more competitive compared to other buildings
which also don't have a pool, Concierge etc.
We've talked about obtaining competitive quotes for any regular expenses and
perhaps we have to do more of this in the future. Other than capital
expenses to maintain the building, we have to somehow get our expenses down.
