With regards to the scope of works, are the bathrooms being reinstated back exactly the same as what they are currently, or are you changing the layout? If you are changing the layout, I will need a plan on what is being changed.

As these works are deemed a major renovation they will require a special By-Law to be to be submitted for approval at a General Meeting. The lead time for calling an EGM is three weeks on top of one week for preparation of the agenda. Please also note that the costs associated with calling this meeting are the owner’s expense. Alternatively you can wait until the AGM, but the date is not yet set for the AGM as yet, and will likely be held in May/June, and works are not supposed to commence until the by-law is passed by the Owners Corporation.
A rough break down for the cost of an EGM and the registration of the By-Law with Land Registry Services is as follows:
• Preparation of EGM Agenda and minutes – $195 per hour (minimum 1-hour charge)
• Costs to send out the agenda and minutes to all owners - $16.50 per lot of whom we have an email addresses for the owner in order to serve the notice via email. Should we not have an email address for an owner for any particular lot, the notice will need to be served via post, of which the cost will be 55c per page printing charge + $3.61 postage of each agenda.
• Strata Manager’s Attendance to EGM – If held during office hours $195 per hour (minimum 2- hour charge) or $292.50 per hour (minimum 2-hour charge) if held outside of office hours.
• LRS By-Law registration fee - $143.50 plus $295.00 administration costs to consolidate and lodge the by-laws.
We note the above are only estimates and could change if there is more work involved etc with the EGM.
As mentioned above, you will be required to submit a special by-law for the renovations that are considered a Major Renovation. The template by-law is located in the attached Special By-law 7 - Major Renovations under “Annexure to Major Renovation By-law”. We have highlighted the sections that you will need to complete and send back to our office. Please also ensure the documentation outlined in Sections 3 and 4 of this By-law are included in your application.
Please review the above and if you would like to proceed with the EGM, please forward to our office the completed template by-law and the required documentation.
