Hello Leanne,

 

Would you kindly confirm the amount of funds in the sinking funds.  Can't we
simply pay the cost of these level 7 repairs from that instead of having to
go to an EGM?

 

Do we have any news on the cladding situation yet?.  I found these details
below which is wonderful information in our case, if we have to have the
cladding removed.

*     Combustible cladding replacements you can claim

You can claim a deduction for costs you incur to replace or contribute to
the replacement of combustible cladding to meet government requirements.

To be able to claim a deduction, you must replace the combustible cladding
with fire resistant cladding. You treat the replacement of the cladding as
capital works. This is because we treat the replacement of cladding as:

o  an entire functional structure (being the outer covering of the building)

o  an improvement in the function of the outer covering of the building.

This means the building is no longer a fire hazard and becomes fire
resistant as an improved functional operation of the cladding.

You can claim a deduction for the amount you contribute over a period of
either 25 or 40 years. That is, 2.5% of the cost of the improvement being
allowed in each year. See,

The replacement of combustible cladding doesn't meet the requirements to be
deductible as a repair or environmental protection activity.

The pricing seems reasonable give the scope of work.   

Leanne, can we approve this or would it need to go in front of an EGM for a
special levy. FYI this is for the hogged tiles on level 7

Hi Greg,

 

Please see the attached images and floor plan for your reference. I don't
have the specs for the insulation, but you may get an idea from the photos.
The drainage cells were installed within the main deck area only. I don't
have any photos, but you have seen the sample in the planter box whilst
