Hello Matt. All the best for 2021 to you and the family too.
The details you have provided are very helpful and I agree that we should
get the cladding matter resolved as soon as we can and then have the
painting to follow. The good thing is we will save if cladding replacement
is not required. We can then take care of the rusting metal on the outside
of the building and have the repaint.
I look forward also to Darren getting the quotes for the tiling on level 7
west.

Hi Craig and happy new year.
You might remember from the AGM that we are waiting for the engineering
report regarding the cladding on the front of the building. If this
cladding needs to be replaced it will require scaffolding and hording on
William Street. It would be adventitious to paint the building at the same
time as painting will require same. The cladding tests and engineering
reports are under way so once we have that information we will be in a
better position to work out a time frame for painting. Darren is also
obtaining quotes for the level 7 tiles at the same time as he is sorting out
Ed's leaks from the above balcony. I suspect he has had trouble in January
getting contractors but most would be returning next week so I would say we
will see some progression of both soon. The roof and Ed's balcony should fit
ok within the budget so we should be able to approve those when we have
quotes however painting and perhaps the rectification of the cladding will
require a special levy and an EGM which we can schedule once we have the
quotes.
Darren could you confirm status.

motion. The owners are entitled to plan for future payments if they have a
budgeted amount which may be above the amount we will be using from our
sinking fund.
