Hi All,
I have attached the BMC's energy report over the last quarter as I
know you are all keen to make saving where we can. The Residential
strata pays 80% of this bill which I think is likely in our favor. As
this is my area of expertise I can offer some incite on the buildings
energy usage. ~ 50k P/a
The biggest users of energy for our building is Hot water and then HVAC
and lifts followed by lighting. So i will cover them off
Hot Water. - We have a bit of an odd setup. The price of hotwater is
shared among everyone as electricity. People are not billed directly
unless the electric quantum hot water heaters fail. In that case
individuals are billed for gas. So some of your strata fees are really
your hot water fees as well. Electric Heat pump hot water is really very
energy efficient - We could look at installing solar to offset some of
the energy here but there is a cost there of install some government
grants may apply. We would also need space which would involve a special
resolution to use some of the roof.
HVAC - There is not much we can do in HVAC costs. Our building has not
been designed in an energy efficient way with north faceing apartments
in most cases soak up a lot of sun through the glass in the mornings and
throughout the day. Insect screens can not be installed because of the
fire sprinklers system (which will be removed soon) and every second
apartment has no shade. So I think people that work from home likely use
HVAC in the day to cool their apartment. The bulk of HVAC costs are
billed to each unit as each unit has a compressor component however the
pumps and cooling towers draw quite a bit of power throughout the day
and over winter nights.
Lifts - Not much we can do here. The so called EcoDisk lift we have
are economical in cost of installation not repair and ongoing energy
cost. Replacement would be impossible as we dont have a lift motor room
the motors are suspended on a cable in side the lift shaft. There are
some upgrades but budget would be in the 500k range.
Lights - We could perhaps make some savings on lighting. We do use
higher wattage down lights in most situations which could be replaced
with LED. We did install sensor lights on each floor however I think
they have been disabled on almost every floor (excepted mine) due to
complaints of residents that did not want to step out of the lift into
the dark for 1/2 a second. Im away at the moment but if the group would
like I will do the math on making the change to LED. (Including Led
Sensor lights in the carpark). There will be an initial install cost
but we might make savings of i guess $400-500 a quarter. Please comment
if you want me to work that out.
In summary there are very little savings we could make. Solar (perhaps
but we would need special resolution to re-claim some roof space for
install), Led lighting but both will have an initial cost to install. I
guess if we covered the entire roof in solar we could make substantial
savings in summer. Also to consider is the roof will likely get
considerable shade once the No Brirds site is developed. It will
essentially block the afternoon sun cutting energy generation time quite
a bit.
