Hi EC,
During the recent heavy rain fall a faulty box drain on the terrace of Apt 602 leaked into the building's external wall and down into the loungeroom wall of Apt 502 below. The water entered the power point in the wall and tripped the power supply to Apt 502. The tripped breaker was in the MDF room on level LG so the tenant was unable to reset the breaker. He called an electrician to attend site and rectify and is now requesting a reimbursement of the cost. Attached is the paid invoice for reference.
Generally, a power point issue inside an apartment is not a Strata responsibility but as the issue was caused by a base building defect, he has requested reimbursement for the callout. Please advise if you agree to cover this cost anyway and we will make the arrangements.
The repairs to the faulty box drain are underway. Thanks
