Thanks for that information.
Perhaps we should talk to our A/C contractors City to Surf, I believe their name is. It’s fascinating that if there is a day or more where no one uses their A/C we can get an overload on the HVAC system and it could break down? That seems really strange to me.
Again, thanks. Let’s have a word with City to Surf – we can ask Darren to contact them asap and get their professional opinion. Would you please ask Darren to do this.

Morning Craig,
One unit removing themselves shouldn’t affect the load. But if multiple units decide to essentially remove themselves from the HVAC system, then there could be an issue.
I’ve managed another building that has this exact issue and as such, the Strata Plans are paying for service and maintenance on an ineffective HVAC system and cooling tower for only a handful of lots.

As a result of the water being continually pumped from the HVAC system through all apartments at the same time, can someone who understands this completely explain please why taking one apartment off this has an effect on the load?
If the apartment doesn’t choose to use the A/C (which happens with all apartments at some point), how is a problem load created on the HVAC?

Good Morning Ed,
The Cooling tower is a BMC expense, of which the strata scheme contributes funds to.
As such, the issue with if every unit disconnected from the HVAC system is a financial and load concern for the building, i.e. the Owners Corporation would be paying for something that residents aren’t using, and would affect those that are still using, as HVAC systems usually run off a demand in order to work.
I hope the above makes sense. Matt may be able to explain it a little better.

It appears you are not receiving email's from the mailing list I have logs of the email's being delivered to Microsoft's servers (which STM use) . I suspect it's in your spam folder. It would be great if you whitelist the domain 200william.com there was an extensive discussion on the air con on list.
The consensus was it was ok I think to put the air con in. I was the only detractor and requested that the owner re-submit their plan with the following to protect the building and it's occupants from further damage. If those were met I also would agree.

Noise.
The lot owners proposal must be altered to describe the acoustic insulation used between the outside compressor unit and the balcony floor / tile
Condensate drain
The lot owners proposal must be altered to allow for all waste water from both the indoor and outdoor units to be plumbed to the existing legacy HVAC condensate drain and that a pump should be used if such plumbing was not possible with a gravity feed. No condensate water should be expelled in any other drain or place.
Existing HVAC Plumbing wiring and controllers
The lot owner must agree that the existing HVAC plumbing and wiring forms part of the building HVAC system under the SMS/BMC and must not be altered or removed in any way as it will disrupt the buildings existing HVAC system.
Removal at cost
The lot owner must agree to remove and reinstall the outside unit if requested by the owners corporation at the lot owners expense in the event the owners corporation needs to paint, renew waterproof membrane or renew tiles on the balcony attached to the lot.
Other issues covered as an FYI for the EC.
Any damage to the building waterproofing as result of the install (Minor renovation) must remedied at the lot owners expense is covered under existing bylaw.
This clause can not be used by all owners to install a split system as this specific lot does not have a glass balustrade and as such the outside unit can not be seen from outside there lot (the street) For example apartments on the northern side with glass balustrades would not be eligible as the unit would be visible from outside the lot and as such it would form a major renovation.
If the owner and the reset of the EC agree to the above we can have a paper meeting and approve the new owners proposal. If we need to go through these im happy to have a zoom this week or next if required.

The managing agent of unit 205 has been in contact with the recommended a/c contractor that services the building (city to surf air), and advised that the proposed cost of $10k is not an option for the Owner.
As such, they would like the committee to reconsider their a/c application for the split system installation, copy attached. They have also advised the following:
Lot 17 balcony is in line with the balcony below & above.
The balcony is designed as an external area, tiles with a floor waste for water next to the compressor location so the pipe will run into it not “drip off the balcony”.
Compressor noise from the Ducted System is no different to a Split System compressor. Both use a compressor.
Please review and discuss, this decision will need to be documented by way of a formal committee meeting, so if you would like me to arrange an online voting committee meeting, or a teleconference to discuss and make determination, please let me know.

These a/c units are no longer in production.
A custom made unit will need to be manufactured which has a lead time of around 8 weeks.
An estimated cost for supply and installation would be $10K - $12K.
