Morning Committee,

I never received a response to the below email, and the Managing Agent has followed up a response.

I would like to schedule an online committee meeting in order to either approve or decline the application.

Can the Committee as a matter of urgency advise whether you have any queries/concerns. It should be noted that this application would be deemed a minor renovation as the external unit can not be visible from the outstide of the building, unlike most of the other units.

Good Afternoon Committee,

The managing agent of unit 205 has been in contact with the recommended a/c contractor that services the building (city to surf air), and advised that the proposed cost of $10k is not an option for the Owner.

As such, they would like the committee to reconsider their a/c application for the split system installation, copy attached. They have also advised the following:

Lot 17 balcony is in line with the balcony below & above.
The balcony is designed as an external area, tiles with a floor waste for water next to the compressor location so the pipe will run into it not “drip off the balcony”.
Compressor noise from the Ducted System is no different to a Split System compressor. Both use a compressor.

Please review and discuss, this decision will need to be documented by way of a formal committee meeting, so if you would like me to arrange an online voting committee meeting, or a teleconference to discuss and make determination, please let me know.

Dear Deborah,

We have received the email below from the recommended air conditioning company. The cost of $10K+ is not an option for the owner, especially under the current economic climate with COVID-19. The owner has already suffered financial loss due to being unable to lease an un-air condition apartment.

The split system that was previously detailed we have had installed in many strata buildings with no issues and should any arise we would take action to rectify. Could you please discuss this with the committee as we now have a tenant who needs air conditioning.

Hi Tino,
These a/c units are no longer in production.
A custom made unit will need to be manufactured which has a lead time of around 8 weeks.
An estimated cost for supply and installation would be $10K - $12K.
If the owner is interested then we can attend site to take the required measurements.
If the  owner wishes to discuss the situation, please forward on my number.

They are an old model Temperzone ducted system with very narrow access.
It’s been removed by someone long ago so a repair isn’t possible.

Please quote for a new installation in unit 205.
